Twitter can be a real marketing dream for a real estate professional.
Take the tale of the married couple (note: they aren't Realtors) who decided to quit their jobs and sell their home so that they could then travel the world for three years. They sold their home in the Pacific Northwest this past summer quickly -- in this down market -- and they believe part of the reason they did so is because they set their house up with its "own" Twitter account and then had the "house" tweet about itself.

The gist of how they tweeted for their house? From their blog: "We did some fun things, like setting up a Twitter account for the house and letting her send out sassy tweets about the experience. (Sample tweet: “Potential buyers are coming over tonight to look at me. Is it slutty of me to bake cookies so I smell delicious?”)
What's not to say you could do something similar with your own listings?
To get started on Twitter, follow these steps:
- After you sign up for a Twitter account, you'll need to start following others so that you can then get followers yourself. You can find people to follow by searching on Twitter for people who are located near you. You also can search for people by interest. Find someone's Twitter account, read his or her tweets and, if you find them interesting, hit "Follow" at the top left of the person's account. Most people will follow you once you follow them.
- Tweet! Too many people start on Twitter for just a few days and then quit. Instead, aim to post a tweet at least five times a day. Tweet about your local real estate market. Tweet about your new listings, etc. You also can tweet about the things you're doing ("Leaving now to finish up closing on 123 Main Street"), but it's best to keep the "personal" tweets to a minimum -- no more than about 20 percent of your tweets should be of a non-business nature.
- Post links to articles that interest you. Several online services allow you to shorten the link's url so that it will fit nicely in the space you have (Twitter allows posts of no more than 140 characters). Bit.ly is a well-known and reliable url shortener.
- Link to interesting articles and your tweet has a good chance of being re-tweeted by your followers to their followers, thus possibly growing the number of people who follow you. You also should re-tweet the tweets of your own followers, if you find them interesting.
- Try to plan out your tweets and place relevant keywords within them. Google does rank tweets in its search results, as do other search engines.
- Take care with your Twitter profile. People will read it; write it carefully. Be sure to have a link to your real estate website included within it.
- If you have a blog, every time you write a new post, tweet about it (and include a shortened url link to it).
