A Few Words Can Make a Picture Worth a Million Dollars

By
Real Estate Agent with Dove Realty Inc.

As we all know, one picture is worth a thousand words but putting a little bit of text to your pictures is a great selling tool, whether you're a Realtor using them for the Multiple or a Stager using them to market your business. Per request I'm including instructions for adding text with or without a border to photos. It's a very simple way to get your point across quickly and can pay off big time whether you're trying to sell a house ... or sell yourself!

Open image in Photoshop. With black as the selected foreground color drag a rectangle across the lower part of the image that is no more than one sixth the total height of the photo so that you don't lose too much of the actual image.

Create a new layer for text and with white as the selected text color enter text in the border area. Select a font size that is large enough to fill most of the border area without seeping into the image.

To create a photo caption without a border, simply open the image, create a new layer and use the text tool to type across the top or bottom of the image. Depending on the shade of the background color chose whether black or white text looks best.

Be sure to save images as both .psd files and .jpg files. The .psd files can be edited later but the MLS will only upload photos that are in a .jpg format.

Another way to achieve the same photo caption result without using Photoshop software is to open the image in another photo editing program and create a textbox along the bottom edge of the photo. Either fill the textbox with black, or give it a transparent fill. Be sure to center the text in the textbox and format the box so that it doesn't have borders around it.

Susan,

Thanks for the post. Buyers want to see the pics and this really helps them stick out.  So many things to learn with all our "gadgets", thanks for making it simple.

I agree, words to orient and highlight aspects of pictures enhances them tremendously.  Question.  Can this be done in say Publisher or Power Point?  Anybody tried.  They have layer capability, so I thought maybe I'd try.   I'm also wondering if it's possible to take a still shot from a RealEstateShow and use it alone.  Thanks for bringing this to the fore.

Susan- another valuable tip.  Thanks for being such a sharing person.  Very talented too, I might add.  That little bungalow is so cute and your description makes it enticing for potential buyers.  There is so much talent here on AR and so much to learn.  Photoshop on the Xmas wish list for sure.

Patricia: I'll ask my assistant on Wednesday.

Rick and Ines: Thanks, I liked how that town home turned out too. It was originally decorated in a very fussy Victorian style and we were able to neutralize it to the point that a guy ended up buying. Ah...the power of Staging!

Maureen: Done!

Tammy and Cheryl-Anne: I will pass your compliments on to my assistant. She deserves them.

I played around a little in Publisher this weekend.  It seems possible.  I just inserted a text box with verbage on top of a picture.

It's definitely to do. However, on our MLS system, it does not allow us to do that. Just pure pictures only....

Christine: Thanks for the compliment. I hope more agents will start using this technique. It is a great way to point out additional features and I think it would work for staging as well.
