Tight credit, employment pressures and underwater homeowners continue to put downward pressure on the economy according to the Wells Fargo Weekly Economic and Financial Commentary.

While Manteca continues to top the list in number of projects (12) and available inventory (92), DelWebb/Pulte’s project “Woodbridge” rang traffic bells last week.   Overall experts are predicting “annew homes in San Joaquin County improvement in housing over the next 12 months, but at a pace that suggests no rapid boom.” 

The following information has been extracted from New Homes Sales and Marketing reporting companies and on-site visits for the week ending 10/24/10:

Focus on Stockton: Total Projects Reporting: 4: Traffic: 33; Sales: 3: Cancellations: 1; Net Sales: 2; YTD Sales: 80

San Joaquin County              Total Projects Reporting:  25; Traffic: 278; Sales: 9; Cancellations: 3; Net Sales: 6; YTD Sales: 488

Lathrop reporting 3 projects: 0 new releases, 12 in available inventory;

Linden reporting 1 project: 0 new releases, 2 in available inventory;

Lodi reporting 0 projects: no other information available

Manteca reporting 12 projects; 0 new releases, 92 in available inventory;

Mountain House reporting 4 projects: 0 new releases, 16 in available inventory;

Stockton reporting 4 projects: 0 new releases, 34 in available inventory;

Tracy reporting 1 project: 0 new releases, 5 in available inventory;

Jack...it looks like CA is building--maybe slower than before, but still Building is going on.  that is good news for all concerned.  We are seeing some locally here in Macomb County & that is also good news.  Not knowing the areas that you list here, but it seems to be that certain areas are leading the pack, while some are still lagging behind. May your growth continue.

Barb & Sal ... Generally the San Joaquin County area has more aggressive and more conservative areas.  In new homes, those areas with easy commute corridors to the San Francisco Bay Area seem to attract the most building .... like Manteca.  Good luck with your building as well ...

Pamela - We were the first in ... so should be the first out (note:  should be!) The Riverside County deluge was very similiar to San Joaquin County - the same banks, lenders and programs that they launched here found fertile ground in the new subdivisions of your area!
