These numbers can tell you a little raw data about the state of the real estate market here in Amador County, but they can be a bit confusing, as they don’t paint a very simple picture and in a community as small as this just a few sales can dramatically change the market statistics. This year so far in the Jackson Valley and Camanche area we have had 83 residential properties listed with an average listing price of $424,061.00. They have been on the market 97 days on average. 14 properties have sold, that comes out to 16.87% and the average sales price for the properties that sold was $290,200.00. Even though the average list price for houses that sold was $300,671.00. That is a sale price to list price ratio of about 96.52%. The average home that sold was on the market for 184 days. In Jackson Valley and Camanche the average list price of unsold properties this year is $399,972.00, and 45.78% of the listings expired before they were sold.

While the average time on the market is lower than the Amador County average, the average sale price is a bit higher. This area is doing well probably due to it’s commuter range to Sacramento and Stockton.  With an inventory that will last about fourteen months at last months sales rate, mathematically the Jackson Valley and Camanche area is in a strong buyers’ market.
