Increase in bathrooms in the St. Louis MLS?

MARIS has instituted a change in the last few days that changes how bathrooms are noted  when viewing home listings.  The way bathrooms are shown in St Louis MLS may make it appear that the number of baths have increased.  Why?   2.5 baths are now shown as 3 baths.  If you have a home that has 2 full baths and 2 half baths, it will now be shown as a home with 4 baths.  However, behind the total bathroom count is a notation that looks like this: 

Baths: 3 (2 1) (FH).  This means that there are a total of 3 bathrooms in this home with 2 being full baths and 1 being a half bath.

Bathrooms are now entered into the system by what type, and on which floor.  The system totals the bathroom count automatically.  MARIS decided to implement the change to make it clearer for everyone. The new system is simple.  Buyers can now search by where the bathrooms are located instead of just number of bathrooms- which will simplify the way home searching can be done.  It will make searches more accurate for the buyer looking for full and half baths in certain places in a home. 

For buyers searching the database today, all data entered from here forward will contain this accurate information.  In the past, agents entered bathroom information differently so historical listings may not have accurate bathroom counts as it was not required to list the location in the home for each bathroom.  The system just asked for a bathroom count which was often complicated when a home had 2 full and 2 half baths.  An agent had to decide if the home had 2, 3 or 4 bathrooms.  Now, the system very clearly identifies where all bathrooms in a home are located.  Good news for buyers!  They will be getting more accurate information.

I don't know about that.  I want to know whether a "bath" is a half or full.

Our system lists total, full and half baths and shows the levels.  Quite often a consumer, if looking at homes over 3,200 square feet or so will want 3 FULL baths on the bedroom level. 

I'd still want to see a breakdown of where the full vs. half baths are located.

I may be reading this wrong.

No Len, you aren't.  The post was written poorly so I just revised it.  I think the content is more clear now.  You do get a breakdown of where full and half baths are located.  Sorry for the confusion and thank you for pointing that out!

Whew!

That was a close call.  I was picturing agents trying to contact listing agents to find out where the baths were located.

The reason it's important in my market is because the higher the price and square feet, the more FULL baths are needed on the upper or bedroom level.

A home with 3500-4000 square feet and 2 full baths on the upper level is not going to sell as easily as one with 3 full baths on the upper level.

That 3rd full bath in the basement just doesn't do the job.
