A few years ago, I had the pleasure of helping a military family buy a beautiful townhome in the popular neighborhood of CAMERON STATION. They thoroughly enjoyed Northern VA and they loved their home.
Duty called, though, and twice they were PCS'd out of the area. The first time, they rented their TH out, then returned to ALEXANDRIA VA for another hitch.
The second time they received orders -- having had the experience of being long distance landlords -- and discovering they were eligible for the Department of Defense's HOMEOWNERS ASSISTANCE PROGRAM, they opted to sell their CAMERON STATION townhome.
Had it not been for the HOMEOWNERS ASSISTANCE PROGRAM, though, they would have had to go through the uncertainly and credit-hampering of a short sale, which was not a palatable solution for folks who had put more than 25% down on their purchase. Unfortunately, the timing of the market implosion caught them between transfers.
