DoD HOMEOWNER ASSISTANCE PROGRAM DELIVERS RELIEF TO THESE SELLERS

A few years ago, I had the pleasure of helping a military family buy a beautiful townhome in the popular neighborhood of CAMERON STATION.   They thoroughly enjoyed Northern VA and they loved their home.

Duty called, though, and twice they were PCS'd out of the area.  The first time, they rented their TH out, then returned to ALEXANDRIA VA for another hitch. 

The second time they received orders -- having had the experience of being long distance landlords -- and discovering they were eligible for the Department of Defense's HOMEOWNERS ASSISTANCE PROGRAM, they opted to sell their CAMERON STATION townhome

SOLDIER WITH WE ARE MOVING SIGNHad it not been for the HOMEOWNERS ASSISTANCE PROGRAM, though, they would have had to go through the uncertainly and credit-hampering of a short sale, which was not a palatable solution for folks who had put more than 25% down on their purchase.  Unfortunately, the timing of the market implosion caught them between transfers.

We have about 200,000 military personnel here in the San Diego area, but I’m not familiar with the DOD homeowner’s assistance program. Will have to do some checking on that.

Jim:  It's a great program for those that qualify;  if they are underwater and meet certain criteria, they can be reimbursed for 90% of the shortfall, which really makes a huge difference for a lot of folks.

Yes the HAP program is a great alternative.  I recently met a woman (who felt she did not need an agent) who had never even heard of the program.  I told her hey - I just saved you over a hundred thousand dollars - still think you don't need an agent?

Susan,

I am currently representing buyers that are buying a HAP  home (I guess that's what you call it). It is much smoother than a regular short sale and should close in 40 days total. Not bad!

Kristi:  It's a wonderful program and yes, MUCH better for all concerned than a short sale.
