Braemar Property Values: September-October 2010 (Carriage Series)

With less than two months left in 2010, Braemar Property  Values have just been calculated for resales of Braemar Carriage Series homes for September and October 2010.  What's a Carriage Series home?  That's easy.  These are single family homes with detached garages.  (Of course, not all Carriage home have a garage.  Some homes chose to have only asphalt where the garage would normally sit.) The models that make up the Carriage Series homes are:  Maplewood, Norwood, Oakdale and Parkdale. 

Once again, the Carriage homes in Braemar have maintained steady demand.  This report, four Carriage homes sold:  two Nowoods and two Parkdales.  That's a nice combination of the smaller and larger Carriage homes.  The average of the four sales bring the property value for Carriage homes to $331,225.  That's over an 11% increase since last report and over a 24% increase since last year.

In addition to an idea of property value, this report tells us that if you placed your Braemar Carriage home on the market and priced it to current market conditions, you could expect to have your home under contract in a little more than two weeks and expect to pay about 1.7% of the sales price in closing cost assistance to the buyer.

The next Braemar Property Value Report will be out in January and will reflect the sales activity for November and December 2010.  Until then, enjoy this holiday season.  And if you find yourself in a position where you need to sell your Braemar Carriage home, please give me a call.  Remember, no one knows Braemar better!

Wow!  That's quite a jump up in average value.  What was the lowest price and the highest sales price?

It is a nice jump.  We'll see if it is maintained in the next report.  As for the high and low sales prices...high was $345,000 and the low was $325,000.  Even the low is an increase over the average from last report.

Pat:  If I had money to invest, I'd buy one of these Carriage homes in Braemar in a minute.  They have been in constant demand, no matter the market.

Jackie:  I remember when the decline was just beginning.  Days on the market was horrible. No seller wanted to lower their home prices and buyers were scared to do anything.
