I Like Internet Leads

I don't know if it is my attitude changing towards internet leads or maybe I am beginning to follow up better, but no matter what it is I have had the privilege of helping three different families in the last month.

The biggest change I have made is that I follow up immediately and I follow up again and again.  It seems according to NAR that it can take as many as 12 attempts to turn these leads into clients and most Realtors give up after 2-3 attempts if that many.

The client that was with me today said that they had been in contact with another agent last week before they contacted me and the other Realtor sent them plenty of listings to look over on the internet but when she told the Realtor she would be in town on Saturday she didn't get any response!!!!!!!!!!!!!!

I called her as soon as I received notice and we scheduled Saturday for her day to find a home and SHE DID! 

Real Estate is a great way to meet people and have fun on a Saturday afternoon, don't you think?

Hi Melissa, yes I know it is hard to do.  I took a coaching class about following up with leads with Chris Heller........who is awesome............and one of his lines is great when they tell him he is persistent...........he says and don't you want someone on your side that is this persistent and working for you!

Elizabeth, I seem to have the same problem as Melissa.  My follow thru could use alot of improvement.  What I need is some of that persistance to rub off on me.

Excellent testimony about lead generation..We use it a lot. We get the Buyers but we have problems getting them to qualify !

Amazing how that works ... actually communicating with the client, following up and follow through ends in results.  Equally amazing are all the agents who simply drop the ball of opportunity.  The good news is when the ball is dropped, it does open the door for the true professional to step in.  Congrats on being professional and caring to communicate and take action.

This is not Cold Calling - it is "Warm Calling".

And be assured that you are not the only "Internet Realtor" that they are in communication with...  Stay on it, or one of your competitors will get the Listing or the Sale.

What I did not fully realize is that the public "grazes" real estate sites, going from one to another to another. Those that don't follow up with them, they totally forget.

Even when you do follow up, they often have no clue which of all the sites they were on are you from?

Persistence is definitely the key to Internet leads, I have to remind myself of this fact, because they can be tiring at times.

Yes, I do believe a lot is about timing as well and so it reverts to a numbers game.  If you are the musical chair when the music stops playing.  By making a practice of following up you are more likely to be in the right place at the right time.

Leah, thanks for your comments......you are so right. It is always easier when the response is good, but hard when the results don't come right in.

Sherilyn, it is a numbers game.  about a month ago I had 16 buyers in a row that didn't qualify to buy............my  favorite mortgage lender started asking me what was wrong with me and I told her the results would come..........hard staying positive..........as Nike says...........just do it

Fred you are right and sometimes it is hard to do but always worth it.

Phil there is so much out there for consumers and we need to treat each lead as special when they are hard to come by

Brian, the name is persistence for sure.........it is a simple concept, just not easy.

Elizabeth - I also think that the information you provide on your website may cause the leads to be of higher quality (ie. quicker, more prepared to buy sooner rather than later). It's not just about providing an IDX out there. It's about narrowing down the quality information you provide.
