With September and October behind us, it is time to look back at those two months for resale activitiy in Heritage Series homes in Braemar. This will give us our current average Braemar Property Value for Heritage Series homes.
Before we begin, let me start with an explanation of what a Heritage Series home is. A Heritage Series home is one of the mid-size single family homes with attached garages, built by Brookfield Homes. They come in four models: Exeter, Zachary, Yardley and Waverly. Yardleys are by far the most commonly seen of the Heritage Series in Braemar.
This report, there was only one resale in the Heritage Series. It was a Yardley with four bedrooms, three and a half bathrooms, built in 2003 with a fully finished, walkout basement. It listed for $385,000 and sold for $350,000. And since there were no other sales during September and October, this one value will be our new average. That $350,000 average value brings the average sales price for Braemar Heritage Series homes down nearly 3% since last report. And since last year, this is stable, considering there is only a 1/10 of a percent difference.
If you wanted to place your Braemar Yardley on the market, and priced it to current marekt conditions, you could expect your home to be under contract in less than one week. The expectation of one day is a bit much. And with the increased buyer demand for single family homes between $300,000-$400,000, you could also expect that you may not have to pay any of the buyer's closing costs.
The next Braemar Property Value Report will be out in January, and will detail sales for the months of November & December. Until then, enjoy your holiday season.
