Are you reluctant to show a short sale?

With short sales becoming a larger portion of the real estate market, are you as an agent discouraging your buyers from considering them? If that is true, what needs to take place in order for you to recommend a short sale over other choices for your buyers looking for that great deal?

We know short sales are better for the seller and the lender and the neighborhood property values. In addition, a property will generally be in better condition as  short sale than a foreclosure and will sell at a higher price. When homes aren't sold short and left for foreclosure, property values will fall further, and that means yours and mine.

As Realtors, what can we do to do a better job in moving these short sales? And with 7 million mortgages either in default or at least one month behind in payments, there will be more on the way for quite a while.

I'd be interested in knowing whether your brokerage has its own in-house negotiator to facilitate short sales.
