As we often discuss with our potential clients, and remind our current clients, the way a home is presented is critical in the present real estate market.  The combination of pricing and presentation is key to a successful sale.

Presentation doesn't have to mean full staging, but your home must be presented in the best possible way, whether it is occupied or vacant.  If your home is occupied, a consultation with a stager is always recommended to get an objective perspective from a professional who knows exactly what it takes to make your house show its absolute best.  If your home is vacant and isn't staged, every minor flaw and detail will be magnified to potential buyers. 

A home that we recently staged just before Halloween had been occupied and the owner moved out leaving behind a few pieces of furniture and lots of anchor hooks in the walls.  Showing the house in that state just wasn't working.  As a matter of fact, one chair in a room can be a bit creepy.  Their Realtor understood the value of investing in staging and contacted us to stage the home.

After the property was staged, the layout made sense to potential buyers and it felt far more inviting.  Also, the sheer number of anchor hooks and holes in the walls were minimized, so buyers could visualize living in the home, instead of wanting to look at another property in the neighborhood.

David - Creepy is right!  That lone chair in front of that sad t.v. looks like an interrogation room!  All that's missing is the dangling light with a single bulb!  Turning that room into a dining room makes the home looked lived in and loved.  Beautiful staging job.

It is amazing to me, that the sellers had it staged, clearly seeing how well it looked and worked then left it in the state they did.  Did they really think it was just placement of the left over furniture that was going to do it?  You certainly took the creepy back out and created a welcoming atmosphere.  Beautiful!

Kate ~ There was actually a set of 4 chairs and one was in the 'dining' room to watch tv.  Now the house can sing a much prettier tune =)

Kathy ~ The living room was quite long and the furniture configuration was a challenge.  Finding the right balance was tricky.  So glad you like it.  Thanks!

Cathy ~ The owners originally used it as a den/tv room.  Using it as a dining room gave the house more dimension, especially since there is a huge loft above that can be used for media.  Appreciate your comments.

Wow David, another incredible transformation. After your posts, I'm always hesitant to put up my before/after pic's because who wants to go after you! (I think the "before" striped couch is the same I just used in one of my jobs.) Unfortunately the seller didn't want the expense of renting/buying a new one, so I had to work with it. Kristine ~ Thank you!  You should never be hesittant to put up your posts, you do very nice work.  We actually moved that striped couch upstairs into the loft area.  We agreed to do it before we knew it was a sleeper.  Ugh. I don't know that we've ever moved something so heavy!

Hi David - I always wonder why on House Hunters they show homes with one or two pieces of furniture in some rooms. Better to have none! That lone chair facing the TV looked very sad, but you've turned the room into a perfectly inviting dining space. Gorgeous!
