What are present day home buyers looking for?

Brevard County Short SalesBrevard county homes for sale are on the rise here in our local market.  And home sales have also increased a bit over the previousmonth.  This is good news for Brevard home buyers and sellers.  In our real estate market, over half of the home sales are distressed properties(Brevard County foreclosures (bank owned) and short sales) and the other half of the sales are homes by home owners who just want or need to sell their home and are, for the most part, not upside down on their mortgage...yet. (I call these "normal" sales)

When I get a call from a buyer prospect on one of my listings, it seems that they are almost all saying the same thing..."I am looking to purchase (steal) a distressed home at a bargain price".  If you think about it, buyers have always wanted a "deal" on the homes they purchased, nothing really has changed except for the fact they all seem to be focusing on distressed homes now...which is OK, if they really know and are prepared for what they are getting into!

I found I was spending a lot of time explaining to many of these new distressed home buyers the inside facts about buying a forclosure or a short sale and how these types of properties come with their own unique set of problems and rules that are quite different from the "normal" sales we are all a custom to.

What I decided to do was put together a couple short videos that would help these home buyers understand more about purchasing distressed homes in our present real estate market and give them a clearer view of what they will be dealing with when it came to purchasing a Brevard county short sale or bank owned home.   After seeing these videos many of the potential buyers realized distressed home might not work in their particular situation and we immediately started looking for some GREAT buys are "normal" homes for sale.  

Please understand, I enjoy selling any home for sale as long as it meets the home buyers needs and their situation.

What is so funny about the average first time home buyer today is when they say, "I'm looking for a deal".

I have to chuckle.  Like everyonw else isn't?????
