The Carlsbad real estate market continues to shift, and the statistics for October show a number of changes from the prior month. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In October 2010 there were 116 Carlsbad homes sold (4 zipcodes), 16% more than in September. Here's the breakdown of overall activity.

The number of sales rose across the board, with average prices remaining the same for detached but showing a decline for attached in contrast to the significant increased sale volume.

There were 85 properties (11% of the total) in Carlsbad at the end of October with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 9% less than last month.

The overall inventory in the Carlsbad real estate market for the end of October (755 homes) declined again, by 7%, the second month in a row. This represents an inventory of 6.1 months for attached homes (down from 7.8 months last month) and 5.5 months for detached (down from 7.8 months last month) based on the current rate of sales over the last 6 months.

In October the number of new homes coming on the market was down 38% fromSeptember; buyers saw 142 new homes hit the market.  At the same time 5%more homes went pending (111) than last month.

Jeff have not dropped by to comment in a while. Great advice about the inventory. I noticed in my market here the High End has picked up steam, lot of multiple offers or just offers for the well priced ones.
