Tish Lloyd put together a well written post with some excellent advice for everyone who is thinking of selling their home - sounds like common sense advice but some people may not realize just how important keeping your cards held close to the vest is!!! Check it out:
SELLERS -- DON'T DISCLOSE YOUR BOTTOM LINE TO AGENTS YOU ARE INTERVIEWING!
If you are planning to sell your home and are in the process of interviewing agents, please, DO NOT DISCLOSE YOUR BOTTOM LINE!
If you don't already know a Real Estate Agent you trust, I believe you should always interview 2 or 3 agents before you decide with whom to list your home. Get recommendations from friends, family and co-workers. But when you are talking with the agents -- DON'T DISCLOSE YOUR BOTTOM LINE!
Here's why. The one(s) you don't list with, will have information you don't want to have "out on the streets". One of those agents may very well have a Buyer for your home, and if they know too much, you are at a distinct disadvantage in the negotiating process.
I always tell Homeowners who interview me not to give me any information which might damage their ability to negotiate the highest price for their home. Unfortunately, not all Agents do this. When this happens, it leaves the Seller compromised, as one of those same Agents may find themselves in the position of Buyer's Agent and will then have proprietary information not intended for "public consumption". While that may be well and good for the Buyer, it is NOT well and good for you.
So interview to your heart's content; just don't throw the baby out with the bath water!!!
And if you're ready to sell your Wrightsville Beach home, give me a call -- I promise to put your best interests first!
