This house looks great from the curb...But what about from above?

Use aerial views to see what is really around that house you are considering….

What type of aerial views?

  • In Brevard County, Florida, you can go to the Brevard County Property Appraiser web site, enter the address and click on the aerial view.
  • Or a simple tool like Google Maps can show you an aerial view or satellite view, or even better yet, try Google Earth.
  • Or another good tool is the map provided by Bing Maps

A word of caution on maps though.  Areas under development constantly change.

Sometimes all that green on the map is gone.  For instance, all the trees in this 10+ acre site in the picture here, gone for a apartment complex currently under construction.

In areas of newer or on-going development, what about the vacant land nearby?  No one knows for sure how it may be used later on although you can check current zoning a well as land use master plans.

Sometimes,as a buyer you need to get in your car and explore - without your real estate agent being the tour guide!

Great post Gary. I use aerial views all the time especially on rural properties. Our tax maps actually plot the property boundaries as an overlay and I have discovered several suspected encroachments of outbuildings onto other properties. A great tool.

Aerial views are great! I love to post Aerial views of properties that have large acrage as well. Surveys are good but aerials are better.

Gary, interesting timing for your post. I never used aerial views in my real estate business until recently. Last week I started working with a new client that wants to buy a home with "elbow room" - he wants space between the homes.

I used the satellite view in our MLS map tool to check for elbow room. It worked great.

Randy - I can see the real use in rural real estate. There are certainly a lot of good free tools available. Thanks.

Weber Team - You are right, a survey ids OK but not the same.

Jose - "Elbow room" is something I don't see much of in our newer developments. Thanks.

Hi Gary,

We love aerial views.  We even use them sometimes to decide whether or not to show a property (for example, we will use them to identify the proximity to high tension power lines, major roadways or rail lines).

Lisa - I ahve never really used them much as I have limited my market area to an area I am very familiar with but...maybe I need to expand my horizons? You got me thinking here.

Hi Gary, Good information to have, as so many are shifting to aerial views on properties. It truly gives us a better perspective of what's around a property a buyer may be considering.

I've thought about doing this but am a little leery about getting a neighbors property in the picture.

Maybe after I download the photo I can crop anything I don't want,  out.

I’ve tried to use Google Earth for home inspections but the technology just isn’t quite there yet. J

Gary,

That is a great idea and I'm not aware of anyone in my sphere of influence using it. Thanks for the new perspective.

We had one county which had aerial views before the other (there are only two counties I really  care about...) and I used it with a couple of clients to rule out new construction too close to high tension wires.  Technology has come along way.

LMAO at Russel!  Our website has that capability and sometimes, it's best to link to that when someone is inquiring about land for sale--it's a far better photo than the one that we take standing by the road, shooting into the trees!

Gary, Just used this on a listing appointment. The seller was quite impressed that I already had a aerial view.

I actually hadn’t thought about that because my farm is 39 condominium communities. However, it just might be useful to show the amenities of the community. Thanks.

Must be careful though to take these photos to heart. In some many cases, the photos (government produced) are dated. I've seen some older than 5 years.

Margaret - Sometimes these technology tools make it easy to impress! Thanks

Jim - It could work with a condo community with amenities nearby.

Randy - Good warning. Yep, these are not always the most current. And also a disclaimer may be in order. Thanks, Randy.

I often use Aerials but it's usually on acreages.

Aerials can rally give the "bird's eye" view.

Nicely done.
