Mr. Prospect "YOU STINK"

     I just had a  40 yr. old married couple drop by the office for a preapproval. I made introductions and   invited them back to my office. At first I noticed a slight odor but tried to dismiss it. The moment we entered my office and closed the door, it hit me. This was not a slight odor, this was a down right nasty,take your breath away stink. It was hard to compose myself and keep from choking.

Needless to say, I did a qualification in record time. "Sup rise" I was not able to help them.

After they left, we opened doors,lit candles & went through a can of Lysol. I have been dealing with the public for 35 years and this was without a doubt the most uncomfortable encounter EVER..

To put it in real estate terms, my office is now "Stigmatized". My co-workers will not come in my office. When I called the referring agent to follow up and THANK HIM, he was busy fumigating his office.

I'm curious to hear from others that might have had such a memorable encounter. Did you throw them out? Did you stick it out?

I am so sorry Greg, but reading your post had me remembering a past customer that much the same issue... a really bad odor that could take your breathe away. Wasn't easy to work with either, making low ball offers on homes & ended up buying nothing. But it was a referral from another client of mine, so I just made the best of it.

My husband had an employee with such a problem.  He always would complain about her and I could not believe that someone could smell that bad.  I always thought he was exaggerating until one day I was in the office with her and we turned off the ceiling fan.  I thought I was going to get sick. 

We cared about her so one day he told her about it.  It was very difficult to tell her but he said if he smelled like that he'd hope that someone would tell him.  Telling someone who you just met is another story.  I think it would be tremendously difficult to tell a total stranger no matter who they are that they smell.  I agree with Carla, I would just make the best of it and make sure that I am not in closed quarters with them.

Carla - Your low ball offer was right on here too. They were interested in a foreclosure for $25,000. I must admit,I was relieved that they didn't qualify.

Kari- I have had to address this before with people that I know also. It was not easy, but I agree that when you care about them, you can muster up the courage. These people I just met and they had a negative attitude from the start about everything.

LOL one of my three assistants (dogs) has some nasties going on in their tummy today.  I texted my husband to tell him how bad my home office was smelling ;)  Not quite the same.
