Even in a market where you can pick and choose whatever house you want, many buyers experience what is known as Buyer’s Remorse.

It’s the feeling you get, after having an offer accepted, that you made a big mistake and are now somehow stuck with a home you no longer want. This is such a common occurrence that the term, “Buyer’s Remorse” is widely used.

One of the best ways to combat this feeling is to go into the housing search knowing that after your offer on a home is accepted, there will no doubt be a strong surge of emotions – especially if you are a first time home buyer. Whether those emotions include remorse is dependent upon how prepared you were to make the offer.

When you first meet with your Realtor he/she should go over the process of buying a home, educate you on financing, and answer any initial questions you may have. As the search progresses and you see a variety of homes, you should continue to direct any questions you may have to your Realtor. Learning as you go is one way to make sure that when the time comes to make a decision on a home, you are informed and prepared.

Before you begin any home search you should always be pre-qualified by a lender. Once you see a home you think you may want to offer on, you should have that lender provide you with an estimate of what your closing costs and monthly payment would be for that home. Knowing this prior to making an offer can cut down considerably on the dreaded Buyer’s Remorse.

Once you have your estimate you should meet with your Realtor and look at comparable properties that have sold in the past three months. Looking at currently listed properties will only tell you what sellers in the area want for their home – not what the homes in the area are selling for.

Finally, you should review your purchase offer twice with your Realtor in order to make sure that the terms being offered are exactly what you want.

You should alwats include a clause that allows you the chance to have the home inspected by a independent Home Inspector. If the home inspection reveals things about the home that are unsuitable to you, you will then have the option to back out of the deal or renegotiate with the seller. That is empowerment for the Buyer.

Remember, you control what home you purchase. If you are unsure, make a pros and cons list and break down your worries one by one. The sale will never be without emotions, but you can cut down considerably on the chances of having Buyer’s Remorse if you make sure every question you can think of is answered prior to submitting an offer.

Buying a home is one of the biggest decisions you will ever make – and one of the most exciting! Work with people you trust, rely on your own instincts, and prepare yourself as much as you can financially before deciding to buy a home.
