I agree, most homeowners do not know the time line or the process or hope that something will happen to correct the problem.  Being proactive is the answer.  If things turn around, great, but if not at least we have the opportunity to help them and minimize the damage.  Homes 2-3 weeks away from the foreclosure sale are very difficult to work with.
