Twitter can be a relatively easy way to create relationships with potential buyers or sellers to your real estate business. Too many people, though, hear about Twitter, give it a try for just a week or so, find it doesn't get them the results they seek -- or they say they just "I don't get it" -- and quit.

Don't let that happen to you; don't be among the more than 50 percent of new users who quit Twitter within the first month of signing up.

Here are some tips to help you get the most out of Twitter:

  • In some ways, Twitter is like a blog post, only much shorter -- the site gives you a maximum of 140 characters (not words) for each post. So aim to write missives that give information in short bursts.
  • Tweet often, but not too much. Some people seem to post ever five minutes and, really, no one is that interesting. Instead aim to tweet maybe 10-20 times a day (aim for fewer rather than more, though).
  • Your focus is to let your followers know what's going on in real estate in your area. Link to news reports about real estate trends, or news about mortgages, etc. You even could link to good DIY sites (for people wanting to spruce up their homes prior to putting it on the market).
  • Don't forget to tweet (with a link) to your new listings. In fact, you may want to set up a Twitter account for each of your listings, tweeting about different aspects of the home (it's view, it's amenities, etc.). You can post pictures of the house via TwitPics or another service.
  • Aim for at least 80 percent of your posts to be about business. The rest can be of a more personal nature. But don't get too personal; you want to always convey a professional image, so mentioning how you fell off your diet wagon again might not be a good idea.
  • Understand that Twitter is viral. Which means that anything you say, even if it's idiotic, cruel or just plain stupid, can be retweeted by your followers, their followers, and their followers, ad nauseum. Do you want to be known as the whiny Realtor? The Realtor who complains about the clients who didn't sign with you? No? Then think before hitting the Tweet button.
