Lake Norman - The Lake continues to rock and roll with no sign of a slow down.  2 great reasons to buy now - 1. we're at the low point of the lake now so you know exactly how good your water depth is and 2. our winters for this area are extremely mild: we get a lot of rain instead of snow/ice, and we don't dip as much in temperature (I just aerated and overseeded my lawn last week).  It is becoming more and more difficult to find a waterfront home in good condition for under $1M.  Great lots start at $600K.  There are options, with other nearby lakes, but we're looking at either a longer commute or limited amenities. 

Fishing Forecast

South Charlotte - Firethorne represents a unique opportunity - great location without the Ballantyne price tag.  Innisbrooke at Firethorne is another option, a little more upscale.  Piper Glen is a bit hilly but has some great architecture.  Providence Country Club is another great neighborhood in South Charlotte - golf, under valued, etc.

Cabarrus County -There are wonderful upscale neighborhoods, including new offerings - Kensington Forest, Laurel Park, Pine Creek.  There are great offerings from the $120K's to over $1M.  We will have a 21 acre property with a remodeled older ranch with horse barns that backs to Rocky River and has its own pond - coming soon for $600K!

Racing news

Uptown Charlotte -Get up with us quick on this hot area.  Remember that the majority of the offerings are ‘to be built'.  You will pay $300 per sq ft or more for the better locations.  Demand is far outstripping supply here.

Historic areas - Careful.  Some agents are pushing areas that are ‘up and coming'.  That's fine but remember to research the crime rate and school ratings.   NoDa still has a ways to go and SoDa is just getting off the ground (short for North Davidson and South Davidson St).  Incredible established neighborhoods include Myers Park, Dilworth, Chantilly, Eastover, etc.

Overview - Greater Charlotte in General - Possible Differences from where you're coming from:

1.  Open Houses - We don't hold them and if it is held its often a hard to sell home.

2.  Are market is expanding/appreciating.  I know that in many markets its slow, not here.
Average closing time = 30-45 days.

3.  Earnest money - 1-2% for resale, up to 10% over time if custom or semi-custom new.

4.  This time of year sellers are beginning to ask for advance showing notice.  Try to give us a few days notice to ensure good showing opportunities.
