Information overloadBUYERS MUST OFTEN USE THEIR 6TH SENSE...but should never forget about the other 5 senses! Of those 5 senses (sight, hearing, smell, touch, taste) you can really only use one effectively while searching for a home on the computer.

mapping devicesIn today's world of internet dependence, websites and, let's be honest, data overload; we often find ourselves having to sift through alot of information for the best, most accurate data available. Statistics, like Comparables, are often "cherry-picked" to validate a pre-determined conclusion. When viewing a home on the internet, keep in mind, the pictures have been "cherry-picked" by the Listing Agent to give you the best possible impression, in the hope that showings will follow! Some buyers view this as unethical.

Agents have pushed the lines for years in my opinion. Stating a home has 4 bedrooms in the MLS, with a comment indicating the 4th bedroom lacks a window, closet, or heating vent; or some combination of these. Square footage measurements are often inaccurate. Geo-mapping can be entertaining or frustrating, depending on how tight your schedule!

The June 2010 issue of REALTOR included a story titled "Virtual Staging: Stay True by Disclosing". The message is you can electronically alter the property, by "painting" rooms, adding furniture, adding a beachfront view; and then disclose that you virtually staged the property, and the information may not be completely accurate.... this is more than pushing the envelope

Somehow this seems an ethical and legal stretch. I gave up smoking years ago, but I don't remember a message on the cigarette pack that said they would make me taller. The tobacco companies paid $Billions because they showed people in ads sailing and riding horses while enjoying a smoke; merely suggesting they would make your life better.

Buyers should be educated early on to use their eyes, ears, and noses to examine homes, and not rely on the data from the computer and/or printed brochures from the Listing Agent. This education usually starts with a discussion about Agency and Representation.

But the picture on the website had palm trees next to the water!??!Even today there is no substitute for the physical viewing of property, and until they invent "smell-a-vision", the computer will only help in establishing and updating the A-List of properties in a time efficient manner. Buyers need to hear the furnace run, and the floors creak and the neighborhood sing its song; they need to touch the plaster and walk on the carpet & hardwoods; they need to smell the basement and backyard; and they need to taste the water.

In the end the Buyer may rely equally on a 6th sense. Call it a sense of belonging, or tranquility, but we all have it to some degree. I can drop back and watch as a Buyer walks quietly through the home, looking for the positive feel. The sense of comfort and identity. It helps us make the big decisions in life, after we've used our other 5 senses!

Dear Steve,

If you plan to live in a house 7+ years, looking at it carefully, before committing all your money only makes sense. Certain smells can be long and involved to remove and there is nothing worse than coming home to a stinky house every night until you address every smell retainer around.

Good advice Steve. I usually suggest that buyers come back and see the house at a different time of day.  Neighborhood appearances can change when everyone arrives home from work in the evening. Are cars parked everywhere?  Can you hear road noise now, that you couldn't hear on a Saturday morning?  I want them to be happy with their decision after the ink is dry.

Great post and there is just TOO MUCH information. I know I have a buyer right now that is impatient and on info overload.  He keeps changing his mind of what is correct on an offer he put in on an REO daily.  No do this, then do this, no I want to tell them this now.  They haven't even LOOKED at it yet & he's changed it 3 times. Ridiculous.

WOW! what a wonderful post...naturally I just love your comment on "Virtual Staging".  When I learned of the concept I felt exactly the same, is this an ethical stretch?  Photos of only key rooms can lead buyers to believe the entire property is as well maintained or "staged" as well when touring in person.  I have noticed property tours neglecting the rooms which would prevent a buyer from touring at all.  Like, outdated baths with some significant repairs needed. The same goes with the kitchen. Personally, I would question the condition of the "hidden" rooms and have to believe, if the VT doesn't show the rooms, there is reason why...

Great post Steve. Even innocent photos can be deceiving. I showed a home the other day where we walked in and my client said " ... but the photos! ...". That's all he needed to say, I knew what he meant.

That sense of smell. Is it only me or do REO properties have their own special smell?  It is a basically unpleasant moldy type smell but...I smell it in almost every REO property.  I've commented to clients that the banks must have a special spray can of REO smell.  Of course, I'm sure it is just vacant house smell but...definitely a turn off.

Many buyers in our Manhattan New York market place are highly analytical so other than relying on their eyes, ears and nose, they love datas. The real trouble is that many places provides the datas are wrong or bad information, and hence they are on information overload and we as good agents have a lot of work and re-education to do.

Missy: I am anxious when I have a transferred husband make the buying decision, without the wife present. I videoed one and  the other, we took the wife through 2 weeks before closing.

Dörte: Smell is the greatest subliminal sense. An odor can be a big turnoff.

Karen: Thanks. Great idea having them sample the area at a different time. I often recommend the Buyers visit the neighbors, also. They can find out about the home, and the neighborhood, and the neighbors.

Ann: I think REO properties are the result of people stopping their cleaning/maintenance before they stop making the payments. In many instances they stop maintaining themselves also. No money for personal hygene, etc.

Steve, you are so right and no matter what they read or see, the home still has to feel right and they can't know that without being there.  Key to our advertising and listings is to get them there so they can see if it is the right one.

Eileen: As a Buyer Rep. one point I make is "trust your own senses more than what you see on the listing sheet", often times the mistakes are just that. 3 People handle listing+3x chances for an error.

DeeDee: You are so right. The Listing Agents job is to get showings for the Seller. Buyers Agents need to help the Buyers train their 3rd eye.

Dennis and Terri: Thanks. Hey, if I get overloaded, then the buyers must. But if I can help them get comfortable with their level of knowledge and proficiency...

Bob; I agree, somewhat. It's a mix of knowledge and emotion.

Jan; It give a new perspective on creative advertising, doesn't it?

Rhonda; This is true, but some of that is interpretive also. Liz (the Web Mistress) and I can look at the same picture and notice different things.

Thanks Susie. It is important to present good impressions from the first moment, and build on those, throughout the tour. I too have had clients that made oohs and aahhs from the car when we pulled up in front:)

Steve, great post.  Our "sixth sense" or "gut feelings" are very important, and I think they can best use theirs to selct an agent to work for them.  An experienced professional REALTOR can help them in ways that most buyers can't even imagine.  That help and ultimately their feeling when they are in the home, and when they look out the front and the back, or when they drive to the home will guide them to their best choice.

Well said Chris. Picking a good REALTOR is probably the most importatnt decision a Buyer can make. A semi-skilled agent can be a serious drag on the Buyers lives.

Steve, so true and I tell my clients that they will know the right house within seconds after entering a home. It is up to a professional that we show them the right homes in the first place by us sifting through the maze of hyperbole in listing information sheets.

Ty, You hit the nail on the head. If the client knew all that went into the process, and some do understand, they would wonder why we do it! I have heard that more than once.
