Is that MOLD?

I can’t count the number of times I have been pulled aside during an inspection to check out "MOLD."

Sometimes the first time I hear about it is on the phone----about how there is mold here or mold there----and they want to know how big a problem it is.  With these calls I just let them know that I will be sure to check out the area of their concerns when I am at the inspection. 

Almost invariably the concern evaporates under the light of investigation----as it turns out the suspected offender turns out to be something less sinister.

One of the most common types of concerns, that are almost never mold, are the dark stains that form around carpeting in rooms.  These stains are from air moving in and out of the building and the carpet is merely acting as a filter----resulting in the visible darkening of the area.

Other similar areas that you might see this type of darkening is where air moves under closed doors (of homes with forced air heating/cooling) and at carpeted crawl space hatches.

So the answer is no----it ain’t MOLD.

That there's whatcha call your artistic design, getting color contrasts between carpet and wall...

Actually, depending on where that staining is, I end up having to explain why one location may be a different source of air than the other, but that both are pretty much from the same thing - moving air!

Jay, yes.  I will sometimes get the question of "Why is it on an inside wall?"  Because the floors are hollow and that is where the easiest path was.  Sometimes the marks are out from behind electrical cover plates.  If there is a way, the air will find a path in and/or out.

Reuben, I just went and dug up my copy----good article---there is just so much disinformation, misinformation and hysteria around mold----I think I am having some sort of allergic reaction to it all :)

Charles, the feds (HUD) has a little sign they put up that says something to the effect that this house has mold, enter at your own risk.  As per most gov't. pubs it is much longer and much less easy to understand.

Great post, Charles.  Seems like everyone is becoming more and more reactionary these days.  Refreshing to see some thoughtful guidence here in your post.  Brings up more understanding of how a house works in regards to building enevlope and air movement.

so if these dark stains are the result of the carpet acting as a filter what can I do to prevent it? keep the doors open? why is the air so dirty?

Angela, around the perimeter of the room you can pull up the carpet and seal around the perimeter.  At doors you can cut off more of the bottom of the door.  All air has dirt in it, but better filtration systems at the furnace can help---or make sure they are properly functional.  Also,no wood burning inside the house.  There are other factors as well but these are some of the factors.
