Estate Sale & Open House at Westchester Heights on Novelty Hill, Redmond

One of Washington's loveliest and most wildly popular plats on either Union Hill or Novelty Hill has to be Westchester Heights on Novelty Hill, in Redmond.  There are 101 homes here, built by brothers William Buchan and John Buchan Homes between 1989 and 1991.  Buchan homes are known for their traditional style and family friendly floor plans, steep pitched shake roofs, natural cedar siding complimented by red brickwork, interiors trimmed out in natural wood, box beamed ceilings, master suites with fireplaces, and fine finish work.

Currently, Westchester Buchan homes are selling between $700,000 and $1.0 million.  Westchester in Redmond is only 4.4 miles to Redmond Town Center, and 6.6 miles to Microsoft campus. Homes on Novelty Hill as a whole are currently selling for a median price of $730,000.   

This Westchester Buchan resale listing will be open this weekend (November 13-14) and is expected to draw upwards of 600 people over the two days.  Without the estate sale, I might be expected to draw as many as 40 people during a three hour open house.  How does she do it, the estate sale lady and her team?  Let's just say she has a good following, she knows how to hold a GREAT estate sale, the home is decorated and festive, the merchandise is sorted by type...and guess what--the homes where she does this usually sell within days after the weekend!

The biggest difference to this weekend's open house at Westchester in Redmond is the draw of the estate sale, widely advertised by the wildly successful Estate Sale company that burst on the scene just two years ago...none other than Kitten Creek Estate Sales, owned by Amanda Galicia and her husband Martin.  This relative newcomer to the trade knows how to bring in the people and beautifully stage a home for moving the merchandise!  Her clients say the merchandise is clean, well organized, and reasonably priced.  Amanda Galicia, the rock star of estate sales here, is a warm personality, becoming an extension of the family to her clients.  Rumor has it that agents who have used her when they launch their new listings can come away with a sold home days after the event!

My client has had nothing but great things to say about Amanda Galicia and her team.  I am excited to be launching my relationship with her this weekend with my first combination estate sale and open house. It's bound to be exciting if not chaotic!

UPDATE!  Today is Monday the 15th of November, and the estate sale is over.  It was a phenomenon, we had over 1,000 people and the cash register rang in 900+ sales.  My client will return this afternoon to a clean home, floors all damp mopped (no carpets in this home, all hardwoods). The seller will have lightened his load, gotten paid for it, and the best part, we have a number of interested parties who may purchase the home.  Nothing like good activity to sell a home fast.  This was an amazing way to kick off a listing!

Richard,  WOW that would be amazing to see 600 people at the sale.  You will have to post how this goes for you and your lead generation opportunity from this.  Even 40 people for one Open is wonderful!!!  Go get em....

Joan, it was amazing to be sure.  There were the usual people who seek out these things and weren't nearly in the market for a home, but we had probably 5 broker showings, at least a dozen real lookers, four of which I was able to make connections with on Day 1 of 2.  The strongest of these four took me aside and told me they wanted to make an offer and suggested we meet after tomorrow's estate sale closes.

My seller is out of town for the weekend, and when he gets home, I expect to have an offer to present to him.  He won't have to suffer time on market, won't have to pay for a stager, and he has some money in his pocket to reimburse his expenses of getting the landscaping and interior tuned up. Does this give you another good idea in your arsenal for how to market and sell a listing?  It sure made a believer out of me!  And, I still have tomorrow.
