How To Use Images And Video To Generate Business - PART II (Images)

Hi everybody,

So - it will be really difficult to replicate the amazing response on PART I, but I'm hopeful this next one will be as helpful as the last, or at least inspire some creative thought.    So, if you remember I'm replicating my seminar from NAR in terms of using video and images to generate business.

Here in PART II we're going to look at an innovative way to use images and a unique Kodak product to be CONNECTED with your clients post sale.  So how many of  you send "drip campaigns" to clients post sale?   You know, it's hard to believe, but a lot of agents still don't keep in touch with their clients effectively AFTER the sale. And of those who do, well the client gets the occasional post card or often times just an e-mail.

While it's very valuable to send "CMA" type information and other communication,  images and today's technology give you a chance to do even more personal follow up.  I'd like to present one idea which is enabled by wireless today, and I hope it will be something that some of you try and report back some of the feedback to us at Kodak.

It involves our newest digital products,  wireless digital frames.  So I'd like to introduce you to the KODAK PULSE Digital Frame.(available in 7 inch or 10 inch)

Now what's interesting about this frame is that it is WIRELESS  (WiFi) and has it's own e-mail address (WHATEVER@kodakpulse.com).   Agents have used the Pulse Frame as both an open house tool (to display pictures of the home) and a closing gift (which is excellent because you can load it with a personalized picture like you standing in front of the new home with the clients to give them a memory). 

But clients love them because it is an easy way for them to share pictures with their family.  I have ours setup on our fireplace, and when my family emails me a new picture, I get a message on the frame saying "There is a new picture from XYZ, do you want to view" - and I click the button to accept it and view the picture.  Sharing memories, images, and pictures is a snap with the Pulse Frame, and it's a very cool holiday gift as well.

You know,  Disney's true product is not the rides, not the Mouse, and not the stuff it sells.  Their true product is really the most valuable commodity in the world..."memories".  At D-Land, everything they do to you and for you is to build positive memories of your experience there. This keeps you coming back for more and remembering them positively, or at least remembering the Mouse.   :)

I think real estate agents should do as many things as they can to replicate that same strategy, after all, statistically speaking someone who buys a home will do so again at least 3-5 times during their lifetime. Hopefully, they will remember you for each one of those.

So we realized that due to the wireless nature of the frame, you could do something like this:

When you close a sale, don't just "Drip Market" to the client with emails, use a KODAK PULSE Frame to make it personal.  The KODAK PULSE Frame gives you the opportunity to do two things:

1) Gift the frame as a closing gift to the buyer and load it with a picture of you and them with the new home.

2) If the client has WiFi at home, help them setup the frame  (or preset the frame's email for them).  When they pick their email address,  for example "JimandJudySmith@kodakpulse.com", let them know that you'll be sending pictures to them around the holidays.  Get their permission to do so.

 You set "follow up" reminders for major holidays and personal dates like their birthday in your calendar.  When those times come, do your normal email and also e-mail them a creative, fun picture of you and your staff with a greeting to their Pulse Frame.  Creative ideas are things like a "Happy Birthday" card,  or a picture of your staff with "Seasons Greetings" around the holidays.  The client will walk by their frame and see your images come in, and they can accept the picture and view them right away.  This gives you a non-threatening, permission based way to do image marketing to that client.  It's a highly personal way of sharing warm memories, and keeping  yourself in their minds throughout the year in a non-threatening and fun way.  I made this in about 20 seconds on KODAK GALLERY - Check it out for a great way to make professional and personalized marketing collateral!

                                                                                  

Many of you already make a postcard mailer with your picture for the holidays, now you can take that same image and send it electronically for instant view. It's pretty cool, and consumers LOVE these frames as a fun way to keep in touch with their family and friends.  Giving it as a gift to a client can help you open up new conversation, maybe reconnect in a fun way with an important past client, or leverage wireless images in a new way to keep in touch with them, make it personal and warm, and keep yourself and your business in their mind throughout the year.

Mark,

Great idea for agents!  Closng gift etc.  Are there variations on the frame itself, like say in the shape of a Heart.  The ROI for the pulse could be enormous.  You have touched on the Drip Email campaign for example.  Thanks for bringing this to our attention.  I would make one suggestion though, why don't you offer  package deal to REALTOS who considering making investment in these products.  At $103 I would probably purchase 3; at $75 I would probably purchase 5.  This is definitely a must see for all Realtors

Sean - Thanks for posting.  Your Canon camera will enable you to do all the ideas in that post, and you also can make the investments in any lens types you want.  It's a great product!

Lloyd - It is amazing what tech does huh?  C Lloyd, I totally get what you're saying.  On this product I did get the product group to give a wholesale price on the frame for real estate.  Basically, to move more on this price I'd have to be getting into the couple of hundred units bulk order range, so it's really a great deal at it's current price!

I had an agent in Canada purchase 7 of them for her family just so her kids and grandkids can share pictures with each other, and their firm is looking at buying branded versions of them as closing gifts for every client their company gets, and then to implement the marketing element of it.  I think that's a neat idea!

Fred - Thanks!  The demand was actually so great for the product that consumers asked us to make a larger version, hence the birth of the 10 inch frame as well.  I'm particularly excited about this product line as a gifting and marketing tool in real estate!

Hi Mark, As you know or maybe don't know, marketing costs in this business are becoming quite high. The cost of a client gift up to $25.00 may be considered a business ( marketing) expense. While my closing gifts are much higher, one things that would help justify the expense is if these frames can be branded with our names and perhaps a "Presented By". Is that a possibility?

Susan - great point, and yes, the ability for them to see your picture is a permission based one - it actually shows a message that they recieved a new picture from you, would they like to view it?

This is a great idea as well The email capability and drip campaign...awesome! Love it. Now if a company comes up with a drip camapign (pictures) designed for this that would be fantastic.

Larry - Great idea.  It would be worth thinking about if traditional pre-made drip images would be as effective as a personalized picture.  I think maybe the drip idea could work for the generic holidays, but the personal stuff like birthdays...well I guess it could be done (anything is possible with software and logic. )
