You and "YOUR" Property Tax Bill

Your Assessment Notice May Have been In The Mail

If you received one then there has been a change in the assessment of your property other than the increase due to the reassessment phase in process.

But I Did Not Get A Notice

Your Assessment will still be going up due to the 4 year phase in of the 2008 re-assessment.

Why Did I Get One

By now you should have received a notice of assessment if any of the following has occurred and MPAC is aware of the change:

  • the ownership of your property has changed or if for some reason the legal description has changed
  • the value has been changed due to an earlier appeal or request for reconsideration
  • there has been a change of school support
  • changes, additions or improvements as well as removal or destruction

Barrie - I just want to clarify - are we expecting an MPAC notice of assessment if the only issue is the 4 year phase of the 2008 re-assessment? (i.e. none of the other 4 items applies)

Thanks for the note. There is also a limit to filing an appeal in the process, however, I suspect that you are coming to that in the series.

Stan - we are currently based on January 1st 2008 values with a four year phase in so we have known for soem time what our assessment would be for this year. That is only one part of the equation in determining what our taxes will be.

Marc - only properties that have had changes of some sort such as the 4 above will receive a notice this year

Brian - first step is a request for reconsideration and you have till the end of march to file. I fyou ar not happy with MPAC's decision you would have 90 days from the notice of the decision to file an appeal to the ARB.
