Current snapshot of the Kuna Idaho real estate market. There are currently 167 residential listing offered for sale in Kuna (including 38 "to be built listings", but excluding mobile homes, manufactured homes, condo's, townhouses or acreage properties). Although that sounds like a lot for such a town the size of Kuna, we have successfully closed 318 so far this year. That makes an average of over 30 homes sold per month. If you look at the number of homes available in Kuna (167) and deduct the number that aren't even built yet (38) then there are currently 129 net active listings. When you divide that number by the average selling per month (absorption rate) you see we only have 4.3 months of housing inventory in Kuna. I believe that is the lowest amount in the Treasure Valley here in Idaho. Interesting observations include:

Summary: Homes priced higher than average sales prices are sitting on the market longer. Price your Kuna home right so that you aren't just making the competing homes look more attractive!
