I have been doing a lot of research on different companies that offer leads online for a fee. I have even tried several of the companies. The way each company works and how they charge are completely different. I am working on getting the best one.

The first company I tried charged a small fee of $29.95 per lead. I had 3 days to contact customer service via email if the lead was bad. I admit I did get about 15 leads from them but unfortunately all of them were BAD!! It is pretty disappointing to receive all those leads and none of them turned out to be a sell or a listing. Every situation was different. Some leads had the incorrect contact information, others wanted to Rent, some just were browsing and not interested in purchasing or selling a home, some were already working with an agent and others just needed a lenders help. How Frustrating.

The second Company charged $69.95 per lead. I regret ever signing up with them. None of the leads are guaranteed so if they are bad you are stuck paying for a bad lead. You have to give 30 days notice to cancel. The worst part is that they are advertising on their websites that they have investors available to buy their home fast for cash!!!HUH?? Last thing I heard, I am a Realtor, not an investor. I was with them for one week and received three leads. The first Lead had their house listed, I still was willing to meet with the client 30 minutes away and the client did not show up. The second lead I called up immediately turned me down when I told him I was a Realtor and stated he had no interest in a Realtor, just an investor. The third stated the same. $195 down the drain instantly. I tried to call the company for three days to cancel. I also sent them an email. I wanted to be sure that my credit card was no longer billed so I took it off my account. They attempted to Bill my credit card two more times before I was able to talk to anyone. Customer Service was Bad, Leads were Bad. Bad for Business!

The last type of company charges a Monthly fee for so many leads in a specific area. I am skeptical about these types due to the experiences I've had with the first two. If anyone has any feedback on these, please share.

Last but not least are referrals. This is the perfect kind where you would pay a fee ONLY if you closed on the deal. The only problem is, these leads don't come to you that often. I have not had one yet.

I have two companies that I am still willing to try even after the bad experiences I've had. I will keep you posted on those. I will not give up because once you have given up is when you have truly FAILED!!

I get calls all the time from people looking to sell me leads- I think it's ALL a scam!  They know that realtors are hurting a little now and are looking for leads anyway they can get them- but I don't think it should be about paying for them!  I wish you the best of luck with them!

Pay per lead programs are usually a total scam - they just take your money and send you garbage.  I know a few people that really got burned with Reply so if they call you hand up immediately.

Rayssa ~ You should really be specific with which companies you used so that others will at least have some idea of what they're possibly getting in to when getting a call from those guys. Looks to me like company #2 was ReplyRE. They tried that 'no guarantee' and 30 day cancellation with me as well. Over one weekend, I received six bad leads. I'm a detail freak, so I documented and detailed everything...end the end they charged me not one penny and canceled my membership without the wait.

Rayssa, I recommend creating your OWN leads! My website gets over 1 million hits each month & I have simply paid a website guru to get me started with excellent, organic SEO wizardry!

He taught me how to blog & create keywords & the leads come to me! I paid one time (about $4k) to get the thing started & created & then he charges me an annual hosting fee.

So glad you commented on this. I have been researching all weekend and scared to take that keep of faith that these work. Guess they are only a scam. Brings me back to if it sounds to good to be true it probably is, but needed that reality check.

I am thanful for the comments.  I was looking at zbuyer also and I was skeptical as I have tried so many lead companies that make promises and don't work.  I was looking for only one zip code and they were willing to work with me but I am still skeptical especially when I see some of the leads they are showing me are repeats.  I think they need to give us the leads first and trust us as they want us to trust them.

In these hard times I can't afford to throw money away on leads that will go nowhere.

Thanks for sharing your experience. Zbuyer has a new format, a flat fee for a County. Did you ever take Lucas up on his offer of 10 free leads?
