It's Not As Bad As You Think

By
Real Estate Agent with RE/MAX 100

Twice this week, homes that my buyer's are "sort of interested in" ended up having multiple contracts.  I think these clients are getting the idea.  Next time they see something nice and priced well, they will be ready to make a move.

It goes to show that a home in decent shape and priced reasonably will sell - why don't all sellers get that?  The market just isn't as bad as everyone thinks it is. . .but you have to be priced right.  I'm tired of hearing "we'll try it at the higher price first and see what happens."  What happens is the house down the street or in the next neighborhood gets the buyer - because they priced the home correctly right off the starting block!

Hi Teri---Depending on how long you have been working with the buyers---I think this situation(which occurs quite a bit for me) is very eye-opening for buyers.   They hear/read certain things about the real estate market but this reality is great!   Hope you find and close with them soon.  Thanks for sharing this post.

Hi Teri ~ You're absolutely right. This is not the time to "test" the market. Pricing a home right from the beginning is the only strategy that will work. Anything else and sellers end up chasing the market.

Teri,

My purchase business as a lender is up in the last three months because prices (at least in AZ) seem to be in line with buyer expectations.

Michael - I agree, some buyers need to lose a few to understand how things work.

Denise - The hard part is convincing sellers not to "test" the market, even for 2 weeks.

Mike - I'm glad to hear things are picking up in AZ!
