Every time I read a story like this one, I wonder about professional standards in our industry. In general, we've been living in a society where principles are not taught, or not stressed enough.  People seem to think that it is OK to lie, steal, and/or cheat. The current economic situation was caused by overwhelming lack of honesty, integrity, by enormous greed.

Let's stand up to people who lie!  Most REALTORS are not like that!

If you are going to lie to me....may I suggest you take more care before you send emails? I might get one you didn't mean for me to read......ooooooops! :)

I've spent the last couple days listening to the sob story of a buyer's agent telling me that the reason his client needs to cancel our escrow is because of a job loss. We are 2 weeks from the close and contingencies have been removed. My sellers are wonderful people who have bent over backwards for this buyer and have been conflicted about asking for the deposit.

My sellers have now been placed in a difficult position financially, they have moved. They were counting on all going smoothly to the close...we had loan approval and they had made repairs as requested, all contingencies have been removed.

The buyer's agent has sent email after email begging us to be compassionate with his buyers. That this is all the money they have and now he's out of work. My sellers have been thinking about this and were leaning towards just releasing their deposit and hoping another buyer comes along...we have no back-up.

But then today.......and email arrives. I've been copied on an email to the buyer's lender:

Dear Blank,

Any news on the new property? I have sent you the escrow information and we would like to get this moving as quickly as possible. The buyer is very excited about the new home. Did you see that the sellers are paying for closing costs? Isn't that great? I am getting a commission bonus on this too....so it's a great situation.

Let me know as soon as you have any news for me or if you need anything. Let's try and get this done quickly.

Dear Mr. Lying Real Estate Agent and Lender,

I'm delighted to find that Mr. Buyer did not lose his job after all!!! That's great news!

I just wanted to make sure that all parties are aware that the sellers are going to require the deposit we have in escrow to mitigate their damages. I hope the buyers weren't counting on that for the down payment on the new property. Although it won't compensate my sellers completely....it will help.

Good luck on the new home.....too bad they didn't want to conclude the purchase on the original one, I'm sure the sellers would still be happy to work with them.

You are absolutely right, morals & ethics seem to be a dying commodity in this day and age. Many people just say what they think they need to say to get what they want for the moment, but then the next moments comes and ohhh how things change. No call, no email, no follow through or whatever is convenient for them at the moment. Make an appointment, they don't show... nothing!

Now don't get me wrong not all people are that way... just an alarming and growing number of people. But the biggest thing to remember is to NOT let it affect your morals or integrity or attitude... just take the next step and the one after that. If you let such things harbor in your soul it will eat you alive. With my company we read a LOT! Books on making you a better you... after all the only thing you can really change is you. The bigger person you become the better off you are. If on a scale of 1 - 10 you are a "6" a "4" problem is no big deal... but an "8" problem can overwhelm you... so if you grow to a 9 or 10... NO PROBLEM! Books I highly recommend are "Success Principals" by Jack Canfield, "What to say when you talk to yourself" Shad Helmstetter, "The Difference Maker" John Maxwell... "The Noticer" Andy Andrews... I could go on and on but the point is keep growing you and everything else will fall into place.

Here is to those of us who have and maintain a set of morals and ethics we can be proud of and make us the sort of people others want to associate and do business with! In particular Karen Fiddler & Marzena Melby as well as all those who commented on Karen's original post... I hope she sees this, I could not get back to it.

Marzena, Karen's post was GREAT and so is your observation. I have been finding that even people with morals often say/live by "It's only a sin if you get caught".

Ed - Thank you!  Ultimately, we can only be responsible for our own actions.  However, as a society, we need to stand up to this kind of behavior.

Thank you for the books suggestions.  I have read some of the other works of Jack Canfield and John Maxwell, but not these.

Marzena, Thanks for the reblog. This is amazing to read, but only surprising in that Mr. Lying Real Estate Agent is an idiot, as well as a bumb. I have seen some rotten acts in this business, and it seems some people think they can go to church for an hour a week, and then go back out on Monday and do the same rotten things all over again.

Karen should file an ethics complaint against Lying! Take a Bite Outta Crime!

More opinions than you want to hear about.

The issue could have been crushed rapidly if the sellers' agent took steps to verify that the buyer had in fact lost his job and was unemployed.  Isn't that part of our job? 

If the unintended email had not arrived, sellers would have lost the opportunity to be partially compensated for the breach of contract.  It's fine to trust but, as Ronald Raegan said to Gorby, "Trust with verification."
