Back to a 'Regular Market' in La Quinta, California

It looks to me like we are moving back to a 'regular market' here in La Quinta, California. Over half of our listings are 'regular sales,' not short sales or REO sales. Buyers and sellers both are more realistic on there expectations and are ready to act.

When showing homes, I can usually find 6-7 homes to show, not counting short sales. The homes are usually alittle higher than the buyer wants to pay, but do meet their expectations. It seems to me in most 'regular markets', the buyers want alittle more than they can afford.

The good homes that are priced right are selling fast- in a week or less. There are still agents listing overpriced homes and they are sitting.

It looks to me like now is the time to buy and sell and invest in homes in La Quinta, California. There are good values, good selection, and low interest rates too.

Am glad to hear your stats report...I think this is being mirrored in a lot of "secondary home" markets, right now, which is good news indeed.

Lori, that's a creative way to look at it; I agree! If the homes are just what the buyers want and well within their price range, the homes are likely priced too low- because buyers tend to have an overly critical view of the market value of the properties they like. It can take a good Realtor® to help a buyer understand the true value of a home and move forward with a reasonable offer.

There are many great deals out there right now for every price level. Prices are good and interest rates are still very low, the perfect combination for buyers.
