There are very few things in real estate that can justify a price premium...Location is all of those things.

 

Why is this site more than the last sale? Because it’s worth it.

If you wouldn’t be satisfied with good enough, there is a price associated with that line of thinking. If you want the best…it will be more than the rest!

 I hope you can see the points on this slope side subdivision at Loon mountain Ski Resort in Lincoln N.H.

I'll point them out to you just the same: Loon trails are part of the public ski resort, Private owners trails allow the home owners to ski right to their door Lodge and lifts are one of the several restaurants and ski lifts to enjoy your day on the slopes New Owners lift...ski down ride up is a private lift for the home owners to step out their back door - ski to a lift and then have access to the rest of the South Mountain slopes and the rest of Loon Mountains other interconnected peaks. Site #38 Pending is a location that offers, ski in , ski out, and walk to the base lodge (whether you ski or not) it is the only location among the 65 home site that is this close to all the action...and offers one of the best mountain views in the project.

 

Here are a couple of the neighboring homes that my Parent company has recently built.

The last two sites I sold in the slope side resort sold for $400K & $425K Site #38 was asking $495,000

This owner purchased two home sites...so he could have a guest suite and a three car detached garage.

We are currently working on our twelfth house slope side at Loon Mountain...and there are other builders working on several more new homes here. My in house builder Cargill Construction, will be happy to work with you offering design build services.

The added expense in buying the best location will be long forgotten, when the enjoyment of your superb proximity is realized.

Bill...What is the difference when you go on vacation and you have access to the beach (from a few blocks away) Vs. Being on the water? there is a big difference!!

You should pay more for a better lot, and if demand is higher that will explain it.  Dang Steve, I would pay in a heart beat for a view like some of these have and the homes being built are gorgeous.

Kim...Most discriminating buyers understand they want the premium location, they would like to justify buying it at the recent prices of less than premium locations.
