Seller Benefits of listing their home through the holidays:
- Currently inventory in Ada County (Boise) is at a four year low so there is less competition;
- Houses look family friendly when holiday lights and Christmas trees are decorated;
- Some neighborhoods are beautiful and show sense of community with higher number of homes with exterior Christmas lighting. Since most buyers will be looking during the day, I would suggest "marketing" this benefit with video of the neighborhood at night;
- If a seller lists their home with a Realtor, the Realtor is the one paying to market the home so if you are interested in selling, you might as well keep it on the market;
- If it is a hard winter with deep frost, builders will not replace inventory till spring so less competition with brand new homes;
- More genuinely interested buyers (not fair weather shoppers);
- Many company job transfers are based on calendar year so new people looking only now;
- If you think prices will still drop due to the economy, why wait to sell for less?
- Better marketing exposure now since fewer listings competing for the buyers attention;
- Many people make "New Years Resolutions" which include buying a different home;
- Many people realize how nice it would be to own a larger home for the holidays. (larger kitchen, larger dining room, vaulted ceilings or bayed windows for the Christmas Tree, etc.)
- Sell now and take advantage of the great prices available to buy replacement properties and the current interest rates;
- Consider "investing" in decorating your house for Christmas with beautiful lights to get neighbors to drive by and pull a flyer.
Seller Concerns addressed:
- Even though there are typically less buyers, there is less inventory so no net effect on pricing;
- If the objective is to sell the home, how will that happen if it isn't marketed? Why give yourself no odds of success?
