My inspection friend, colleague and mentor Bill Meininger of Home Diagnostics related to me an experience which I think about almost every day. He was inspecting a high-end new house, a final inspection prior to settlement, and had found nothing of any consequence when he reached the master bathroom.

It was a beautiful spacious set up with a top of the line Jacuzzi, shower, his and her double sinks, sitting room, walk- in closets, granite counters, beautiful view, etc.

He filled the Jacuzzi and ran the pump and found everything worked fine. He started the tub drain and continued the inspection in the master bedroom. A minute or two later he heard screams from down stairs where the ceiling had collapsed and water had soaked the entire living room. This is enough to give any inspector a heart attack!...or an agent about to make a million dollar sale!

It seems that the plumber installing the Jacuzzi did not finish installing the drain pipe and the tiling contractor closed the tub without noticing. The good news was that there was no furniture ruined and the buyers didn't go through this surprise after they moved in. Mistakes like this happen.

Whenever I am in a house where there is very little wrong and it seems like I don't have to check every thing closely...I remember this story.

It's a good idea to have me inspect your client's perfect house. You never know what you will find.

Hey Bill,

That was a very good point. I had a similiar thing happen right after we puchased a home. My wife was upstair in the bathroom and one of the daughters was taking a bath. As I was sitting in the family room watching tv, I started noticing a spot on the ceiling was getting bigger & bigger. I finally realized it was from the tub overflow drain. I ran upstair and told them to get out of the tub and let the water go down the main drain. I then got a nail and pocked a hole in the ceiling to let the water drain out into a bucket. Luckily it do alot of damage and letting the water drain out through the hole saved the ceiling from falling down.

You never know what you will find, even in a very nice home.

Now you've just added another thing for my list of things to look at.  I test the overflow drain on powered Jacuzzis because I fill them up for the test.  I usually skip past the soaking tubs...Now to figure out a good way to test it without spending the time to fill it up....hmmmm.
