I am going to wait till after Christmas to put my house on the market

This seems to be a common statement over the last two weeks as I speak with prospective sellers. My resonse to this statement varies based on several factors. 

1-If the house is staged properly and "ready" to go to market-then I say LIST TODAY

2-Does the seller have a defined time they need to be in their new home, well the clock is ticking, so LIST TODAY

3-Is it possible that historicly low interest rates will rise after the first of the year, YES it is, then I say LIST TODAY while the rates are low!

The simple fact of the matter is that there are buyers in the market throughout the holiday season...They have new jobs to start, relocations to complete, families to get back under the same roof and they ARE looking for a home TODAY!  The Greater Chattanooga Association of Realtors Multiple Listing Service is reflecting over 600 residental properties as being under contract as of 11/22/2010-so there are buyers currently in the market!  LIST TODAY and take advantage of this opportunity while your competition "waits till spring".

Couldn't agree more!  Like you said, "if it's staged properly"!  Sometimes homes look their best when decorated for the holidays!
