This is a very funny video put out by Re/Max..this is why you should only hire an experienced agent for a short sale, especially in the Phoenix market where less than 38% of the active short sale listings are actually closing. Experience does matter!

Carol, that was pretty funny!!! I can't imaging why anyone would not hire an expert. Especially when it doesn't cost them anything!

I completely agree!! These short sales are tough to get done, I do a in depth telephone conversation with the client upfront so that I don't waste any time.  I loved this video!!! Thanks Connie!

Lee Ann, yes, I agree! Even if you have experience it seems like the banks are changing the requirements almost daily..

Great video, LOL... I think it's important from the buyer's perspective as well.  I always try to determine what the listing agents short sale experience level is when I have a buyer client considering making an offer on a short sale.

Hi Keith, absolutely you have to educate the buyer because it's going to depend on how well the listing agent performs.  Get all the details up front, educate, and let them make their decision.  Thanks for the post and have a wonderful holiday!

Carol, I have met a few agents, like the man in the red shirt:) They walk and talk, like they know what they are doing, but, clearly, they do not. Not just doing short sales, either! John Q Public, has no idea, until the deal goes south.

Hi Fran, yes don't we know that all too well! I work in a market where almost 70% is either bank owned or short sales and every bank is different and their policies keep changing.  My husband is brand new in this business but he's focusing on property management and I take all the buyer's/seller's and he just watches and learns.  He say's its overwhelming all of the things that we need to know and advise our clients accordingly.
