Fellow home stagers, has this ever happened to you? 

Your client (the homeowner), who has moved out, contacts you and says, "My listing agent offered 'free' staging as part of their services .... but the staging isn't at all what I expected.  Can you come look at the house to see if you can help?  I feel we need a professional stager."portland home staging

First, I looked at the online photos ... this Vacant home had been on the market for several months, and wasn't getting the showings that it should have.  I was shocked when I saw how dated the furnishings were that the listing agent provided ... obviously a hodge-podge of leftover furniture from somewhere else, art that didn't coordinate with anything, and furniture that was the wrong scale and much too dated for this newly-remodeled home.

It's one thing for an agent to help their client with the staging ... it's wonderful if they pay for a staging consultation or share in the cost of a vacant home staging;  but when someone reperesents themselves as a "Staging Realtor" then you have certain expectations of the quality of their work.  There are some Realtors on Active Rain who know how to stage ... they are rare, but they do exist, and a few of them are incredible stagers!   Most agents, however, recognize that their time is better spent doing what they do best -- helping their buyer and seller clients with their real estate transactions.

I met the homeowner and viewed the house in person; the seller said the agent was a friend of hers, and that she didn't want to hurt this agent's feelings, but that she "couldn't stand that her home now looked like an elderly grandmother lived there" to potential buyers.  She asked me, "can you help?"  Without saying anything detrimental about the existing 'staging' provided by her listing agent, I assured her that my staging plan for the home would make the home look more modern and appealing to the target buyer.  Here are some comparisons of the Realtor Staging vs professional staging ...oregon home staging

This home sold a month after professional staging.  Sellers shouldn't take chances when your home is on the market .. consult with a professional home stager ... the investment in staging will pay for itself when your home sells quickly.

Maureen -- Great job; don't think I would have considered a red couch, but now in the future, I will, because I love it!

I'm seeing a new client on Monday who told me all 3 agents who toured his home said they could stage it for him, but they all had different ideas on what and how to do it, so he decided he couldn't trust any of them and needed a professional! So glad he called me! I run into agents all the time who think they know staging, but really don't -- a high-end agent I met with when I started out has multi-million dollar homes on the market with furniture lined up against all the walls (imagine how that looks in huge rooms) and family photos scattered about -- no warmth, no conversation areas, too-small area rugs, you get the picture! Yet she said her clients would never pay $500-$750 to stage their multi-million dollar homes! I don't get it.

Beautiful job! I love that red couch.Your choice of furnishings made such a dramatic change in this house - I wish every seller who doubts the value of staging could see these photos.

But maybe I wish I hadn't seen them...  now I'm wishing I could enlarge my sun room, because I want that window seat!

It takes professionals at all levels to get a house sold. That includes price, location, curb appeal, a good sales plan, etc.,and should include staging by a pro as well.

Great work and what a telling example that staging is more than just plopping furniture and some decor in a room. It takes a thoughtful plan that buyers will connect with. And I just love the term 'Stagent'. You're right there are a select few who can do both very well, but they are few and far between.

Beautiful work Maureen as always and congrats on the feature!  As a Realtor and a Stager, I sometimes run into sellers that want free staging along with the listing.  I will do some staging and a DIY plan but I will not do full stagings for free.  Although I'm careful to explain the difference to them, it's often frustrating.  Often they need more extensive staging but they're not willing to pay for it, so the listing just doesn't look as good as it could have and the house sits longer on the market. 

Your client was obviously willing to pay for real staging-- why wouldn't the agent refer her to a professional?  I hope he has since learned the lesson!

Awesome! I like what you did to the place, it totally transformed into something more modern. I would love some training in Stagging but only to educate myself so that I have the knowledge on what to look for and to give to my clients the reccommendatons and tools to help them when going with a professional who does this for a living.  Great post.

Early on I staged a condo for a REA who came behind me and started moving things around!  I waited until she left..finally, took pictures, and NEVER worked w her again.  My crew commented that she was just way weird anyway.
