The value of open houses early in a real estate career.

When I was a beginning agent and a full-time art teacher, I had very few listings but did all that I could to further my fascinating new career.  One weekend I got permission to hold an open house in another agent's listing.  (Older agents seem to hate open houses.) It was open-house weekend or something like that.

The neighbors came to the house and was extremely interested in purchasing it.  They looked and looked and thought and thought.  In the end they decided against it but I had gained rapport with them so they let me show them houses in other parts of town. I sold them a house, listed and sold their old house and 16 years later listed their house and sold them a lot where they built a new one.  That open house paid off nicely.

At another one, I met the most delightful newly married couple.  The best open houses are when almost no one shows up because that's when you can visit and get to know the one or two groups who do come.  I sold this couple about 5 houses and listed their old one most times.  I watched their children grow.  I lost them finally when one of them got their license, worked for another company, decided it wasn't his chosen career, but had learned to like an agent there who'd helped......who'd in fact stolen my rapport with that client!

I tried to get names and numbers and addresses and after each open house I'd send out thank you cards.  I was chosen as the agent to show a new-comer property because they'd gone to several open houses and received a thank you card from only me.  I also sold them several properties and got lots of referrals from them.

So my advice is to spend a few hours in an open house each Sunday when starting!
