Giant Cylinder of Destruction! 

Okay, so I've always prided myself on being pro-active about maintenance on my automobiles, and also my home.  I knew my water heater was getting along in years (12 years old), and was thinking about my up and coming options.

I know the basics of water heater care, and out here in Southern "shaky" California, everyone should know that their water heater needs to be strapped down, and for most of us, it is located somewhere in the garage, and that was the problem for me.

I admit, when I'm running out of room, I store too much stuff in the garage, and it is not always organized  A little while ago, I got really creative, and stacked stuff like a Tetrus master (I love that game), with little regard to how my "precious items (aka junk)" snuffed out the view of my water heater.  It was ugly, so who cares anyway.

Then it happened... the leak... slowly.  I would think that would be the best kind of leak, so I could stop it before it did any damage.  That might be true, except that I did not realize it had any leak at all, because I had so much stuff around it, and could not see it, and the junk literally trapped the water.

Soon, the water soaked the sheet rock, then the platform and on into the wall.  From there it followed our wood stairs, and into the padding of our brand new wood floors we just put in last year.   The padding underneath our floating floor soaked up water like a camel in the Sahara.

Now the floors we purchased are the floors that are NOT supposed to get wet... and now I know why.  The perfectly aligned joints were now all warped and ruined... all in one night... while we slept.

I was annoyed when I awoke, but really upset that the manufacturer dis-continued that model of floor, so a 5x5 foot section to replace, means now a 20x30 section (entire floor) must be redone.  All because I failed to correctly monitor an enormous cylinder of destruction.

Yes all of us here in Katy know all too well as the water heaters here are mostly located in out attic's... Sorry for your losses and trouble...

That's awful. Out in Arizona we don't have a lot of attics so the water heater tends to go on ground level.

Sorry to hear about your troubles. It demonstrates how a relatively small problem if not dectected right away can quickly turn into a major one.

You can buy water alarms as well. We use one around our washer that if water hits it, it shuts off the water supply and we have added an sound to it. This would protect you in the event of major water damage if the water was shut off immediately.

Sorry to hear about your troubles, but hopefully with your post it will make people more aware of needing to see your hot water heater.  We had an evil toilet run over all day in June on our 3rd floor.  Naturally, the one day I am in Portland all day at a seminar.  We lost our Australian Cypress hardwood floors, carpet, tile, and floors/ceilings.  It took 2.5 months to rebuild.  We had to move out while they fixed everything for you.  Lucky for you that you caught it before it more damage was done. 

Todd, I haven't heard of the water alarms.  I'm tempted to install them after our experience this summer.
