How Does Eagle, Idaho's August Market Stack Up To Last Year? |

I wanted to take a look back at Eagle's numbers in
August to see how 2007 stacked up against August of
2006. So I've broken down the major categories to give
you a feel for how the market in Eagle Idaho is doing.
First up is the total number of homes sold: Eagle, Idaho home sales for the month of August 2007: 35 Eagle, Idaho home sales for the month of August 2006: 51 Difference in number of homes sold down 13% Total Dollar Volume of Home Sales in Eagle: Eagle Idaho sales volume for the month of August 2007: $15,974,603 Eagle Idaho sales volume for the month of August 206: $22,310,097 Percentage drop in total dollar volume: 28% Average Number of Days on the Market: Average Days On Market in Eagle, Idaho August 2007: 74 Average Days On Market in Eagle, Idaho August 2006: 44 Percentage difference of Days On Market 41% Now all that may sound a bit discouraging and what you need to realize is that yes it may take 41% longer to sell your home in this market but 74 days is still a healthy market time. The numbers that should concern you are when your home is way outside these averages. In those instances you are spinning your wheels. Now it's not all doom and gloom, I saved the best for last. Average Sales Price of Eagle Homes: Average Sales Price of Eagle, Idaho Homes August 2007: $456,417 Average Sales Price of Eagle, Idaho Homes August 2006: $437,452 Price appreciation from August 2006 to Present: 4% Prices are still going up. Sellers are netted 4% more for their homes in Eagle in August 2007. Still not bad despite what you hear in the news, we're not sliding backwards.
