October 2010 Home Sales in Pleasanton

The real estate market in Pleasanton has decreased activity in October, with only 37 closed home sales compared to 43 single family homes sold in September. Meanwhile, the average selling price of these homes went up to $780,000 in October from $729,000 the previous month. On the other hand, the average price per square foot went down to $341 for the month of October from $371 last month. Of the 43 homes sold, 32% were listed over $1 million, compared to only 23% last September.

On average, homes stayed longer in the market in October at 97 days compared to only 58 days in September. These homes were selling at 92% of the original listing price, down from September’s 97%. Of all the homes sold, 21.6% were either short sales or bank-owned properties, a sharp increase from 9.3% last September.

Ruby Hill led the sales with 6 homes sold, that’s 20% of all the homes sold in Pleasanton for October. Pleasanton Valley, Birdland, and Vintage Hills were not far behind in home sales.
