Confessions of a Short Sale Agent: I Already Hate Your Bank

I know you hate your bank.  They've taken you through hell.  You're thinking about:

•·         That crappy loan and the insane interest rate adjustment
•·         The no-doc loans they sold that sunk your neighborhood home values
•·         The robo-call reminders to make your payment on the 2nd of the month
•·         All that bail out money they got and the down payment you'll never get back
•·         The way they toyed with you about a loan modification

So now you are thinking of a short sale and you think no one could hate your bank more.  But, you're wrong.  I hate your bank, already.  Although you hate your bank, you can't possibly hate them more than me.  I hate them all day long.  You go to work, come home, and hate your bank at night and on the weekends.  But not me, I wake up in the morning, and I hate your bank.   I go to bed at night, and I hate your bank. 

And, I especially hate your bank during business hours.  You know how they said they lost your paperwork?  When they pull the same thing during your short sale, I'll be right there, hating them for you.  I can re-fax it to all of their 15 secret fax numbers with the flick of my wrist.  I can call back tomorrow and the next day with my date stamped fax receipt.  When they incorrectly value your home, I can flood them with a slew of market information that will make them shudder.  When they make a short sale offer that does not relieve you of all personal responsibility for the debt, I'll let them know how we do things in California.  And why?  Because I hate them - - that's what I do. 

I already know what they've done to your friend, your neighbor, and to you.  And, although the bank loves dealing with you, they hate dealing with me.  Because, they know I hate them, already. . .

Tni,

Being Canadian, I am fortunate not to have short sales to deal with. We have court ordered sales and foreclosures, but nothing called a short sale. I don't envy you having to deal with this! I found your blog not only highly entertaining (You do have a way with words!), but also quite educational for me. I know what a short sale is...but had no idea of the "background noise" it creates.....Sounds like they're pretty crappy to deal with alright!

I am happy with them right now, this moment only, because after the 4th try with the exact same documents they finally accepted the paperwork! They kept turning down my proof of funds ( CASH OFFER) that showed the funds in a CD, they wanted a bank statement, so I submitted the CD one more time today and bingo, they took it!!!! What the??? Maybe someone got up on the right side of the bed today? Maybe they had some really great coffee? Or maybe......fill in the blank yourselves! I have been submitting this paperwork since November 10th!!! Whoooooo-hoooooo!!! Now maybe we can get this show on the road! Thanks for letting me vent!

What I want to know is ... how do you get off with having to ONLY know 15 secret fax numbers? Did they every make you break an 85 page fax down into 10 pages each? LOL, oh I hate the banks too ... and their stupid elevator music that never ever changes, the same song over and over and over.

Tni:  The only way to fight the banks is to beat them at thier own disingenuous game - as you do.  Send documents to their many fax numbers, time stamped receipts, certified mail with return receipt, appeal delays and denials to the Office of thier President or Board of Directors with proof of receipts of documents that they are denying, etc.  Fight back hard and strong.  If all agents did this in shortsales, they may stop messing with us.

Tni, that gave me a chuckle.  Quite possibly the most entertaining (and relevant) post I've had the pleasure of reading all year.  Many of my clients seem to feel they must convince me that their bank is evil and make sure I am wholeheartedly on their side.  I think I will just provide your post in a handout format and explain to them that they needn't go on a tirade... I'm already on their side.

Tni thanks for the mutual vent...I hate them too, all of them and as things tighten up even if you have a human on the other end of the phone they are so robotic you would think they would not loose the paperwork!

Good for you Tni!  You should hate them...or despise them strongly.  So many agents think that they have some kind of fiduciary responsibility to the bank, and nothing could be further from the truth.  They are suing your client, and are thus in an adversarial position to both of you...and should be treated as such.  Obviously politeness and professionalism is required to get the job done, and you want the negotiator on your side, but you shouldn't be a pushover either.
