Vista Bella is one of the newest condo developments on the Alabama Gulf Coast. The 14 story building was constructed of solid concrete and steel in 2007. Each of the 50 total units has impact resistant glass, designed to withstand hurricane force winds. The lobby, hallways and elevators are all climate controlled. Vista Bella is a rent restricted community.
Vista Bella has a modest amenity package, as it is designed to accommodate primary residents and vacation homeowners and not a seasonal rental market. There are both indoor and outdoor pools, as well as a fitness facility on site. One of the primary attractors of the development is the marina, which offers boat access to Ole River, the prime fishing waters of the Gulf of Mexico, and the back bay attractions of Orange Beach. Many of the units currently on the market, will convey the boat slip in the sale of the unit.
Vista Bella offers some unique features, in addition to its waterfront location. The development was designed to embrace spectacular views of Ono Island, Ole River, the Gulf of Mexico and the back bay areas of Orange Beach. Residents also enjoy a quick commute by foot to the brilliant gulf beaches. Each unit comes equipped with a natural gas fireplace and gas is also provided on the balcony for grilling, a very rare amenity among condos on the Alabama Gulf Coast.
Vista Bella condo fees start in the 700's and extend to over a $1,000 for the larger and most luxurious units. The condo fees include: association management, basic cable, common area insurance, common area maintenance, recreational facilities, reserve funds, taxes-common area, trash disposal, and water/sewer. Owners will want to purchase a contents insurance policy to cover their personal belongings in the event of a loss.
