Rogue Riverfront Property and Home

298 FRONT FEET on the Rogue River with 1.91 park-like acres! Beautifully updated home with multiple outbuildings & detached office. Bordered on the north by Foots Creek, adding 100 feet of privacy to this magnificent property! Manicured grounds, mature trees are a horticulturists dream! Across the Rogue is all state owned, securing your privacy. Low flat bank runs the entire riverfront with a gradual rise to the plateau above on the south end, & stairs with railings on the north end. River irrigation permits run with the deed. Full irrigation pumps & sprinkler system throughout.

Beautifully remodeled in 2005, this immaculate home, sits on this upper corner of the property, and comes with an American Home Shield Warranty. The long u-shaped driveway has three massive sculpted stone walls to welcome you into the compound. The property slopes gradually to the Rogue River. Foots Creek is on the far side of the home in this photo, and borders the property all the way to the river, which offers over 100 feet of additional privacy buffer from the adjoining property. On the opposite side of the home is a chain-link fence bordering Foots Creek, and contained within that fence, is a beautiful walk-out patio off of the formal dining room. There are stone walks and a large custom-built stone Koi pond with water fountains and sculptures. Lush gardens surround the pond, which is covered by a massive canopy, and which also contains a large garden toolshed. Five large Koi are included.

With almost two acres of usable land, and a host of storage buildings and shops, to accommodate most any hobby, this property is ideal. The driveway descends more steeply for the first hundred feet, and on the right of this drive are the storage buildings and large RV/boat shelter. The first building you come to on the left is a 200 square foot office, which is air-conditioned, and makes a wonderfully private home office. Next on the left, at the bottom of the drive, is a double-carport with a large, attached shop, with windows. Unfinished daylight basement, 176 square feet.

Entering the living room, one is struck by the comfortable warmth of the gorgeous hardwood floors and custom-shuttered windows. The home is exceptionally quiet due to the enormous block wall that runs along the front yard. Inside the wall is a low-maintenance rock garden filled with fascinating statuary. Many shrubs and a bamboo garden run back along the great wall and behind the Koi pond, offering shaded privacy.

The hardwood floors stretch throughout the house, and on into the formal dining room. Crown moldings in every room, and a beautiful wood paneled wall compliments the wood shutters throughout.

The wood crown-molding continues into the dining room, and the wood wainscoting adds a touch of formal elegance to the home. The sliding door at the left end of the dining room leads to a beautiful stone patio with an intricately sculptured wrought-iron railing. Step off the patio onto more stone walkways, one leading to the bamboo gardens and the Koi pond, and in the other direction the walkway leads down to the side lawn. There are two iron privacy gates, one leading down toward the Rogue River and the massive lawns, the other opens to a lower flat level that lays above Foots Creek.

The door in the far corner leads to the master bedroom, which has a massive window on the river side, which affords excellent river views, as does the wonderful family room. The family has double sliding doors to a large deck that runs the full width of the home, and looks out on the magnificent Rogue River. The deck is bordered by an intricate wrought-iron railing.

Decorative gas-log fireplace will make this room your favorite spot in the home. Relax on your deck with complete privacy afforded by the huge, mature trees throughout this acreage. The patio looks out across the lawns, and the carport, shop and office. Massive lawns stretch out before you to the Rogue River. Views of mountains surround the home, and one gets the feeling of being at a luxury resort.

A large RV/boat shelter is equipped with RV hookups, and a separate driveway that juts off of the main u-shaped driveway. In the background are three more sheds, two of which are 200 square feet, and have windows to accommodate a multitude of needs. The other shed is slightly smaller, as are several other sheds on the property, to house lawn equipment and mowers. Directly to the right of this photo is the carport, shop and next-door to the office. There are meticulously maintained areas throughout, with ornamental grasses, sculptures, rocks and a unique lawn swing. Everywhere you look there is something interesting to see.

Looking down from the main lawn, about two-thirds of the way from the north end, we observe the lower level of the grounds. This level runs parallel to the Rogue for the entire 298 feet, and can be accessed by a set of concrete stairs, complete with railings, which lies just beyond the red shrubs in the far left of the photo. The flat plateau below us can also be accessed further back from this spot. The property continues to the north to the mouth of Foots Creek, which is at the very end of this piece of land that you're looking at.

Further back to the south, the land slopes from the main lawns gently down to the river to accommodate vehicles. You can drive down here with your mower, tractors or your pickup. This is ideal as it is perfect to bring a boat trailer down and be able to launch and recover boats and rafts with ease. Being as how this entire strip of low-bank runs from one end of the property to the other, makes it perfect for all types of boating, rafting and fishing enjoyment. You have room to invite as many friends as you wish. This property is large enough that you could invite the entire cities of Rogue River and Gold Hill for an afternoon barbecue and still have plenty of room!

Looking to the south, the small building which you see on the right, is the irrigation pumphouse. The property has water rights to the Rogue River that go with the deed to the next owner, and is entirely automated with sprinkler systems. The state of Oregon is no longer issuing new water rights, so this benefit is going to be very rare in the future. We are standing about 40 feet in from the property line, where it meets the edge of Foots Creek. The land continues past the yellow shed in the very far distance. The adjoining land on the south side is also exceptionally private, and the two estates are separated by a host of trees and a bamboo forest, along with fences. Once you are in this compound, it is hard to realize that anything else exists around you. It is such a rare find in these days of narrow riverside lots. Another great feature of this location is that you will have the river to your shoreline at all times without wasted rocky shores at low water levels.

The estate as viewed from the other side of the Rogue River. The photo was taken from the park property owned by the state of Oregon. This assures the property owners that the privacy and value of their riverfront property will never be compromised by other buildings, homes or commercial enterprises. The land you are looking at in this photo is as close as I could get to showing the entire width of the property. Looking from the left edge of the photo, the land stretches to just past the right edge of the picture where the mouth of Foots Creek enters the Rogue River.
