Real Estate Office Updesk Phones

When a buyer makes a call off a yard sign, very few of them understand where that phone call goes.  Almost always, it goes to the listing office updesk.  Agents in the office sign up for shifts on the office updesk.  It is common for those shifts to be called "Opportunity Time" because it is a way for agents to identify potential buyer clients.  Over the years I have sold lots of houses to people I first got to know when they called the updesk.

The other place those calls go is to the listing agent.  That agent represents the property owner. 

As a buyer, the best practice is to intentionally enter into an agency relationship with an agent.  Do some on-line research on the agent.  Go meet 2 or 3 of them.  Interview them.   You don't have to take more than 15 or 20 minutes of their time.  Think of it as kind of like Speed Dating. 

Once you have intentionally hired an agent, when you see a yard sign, jot down the street address and then text it or email it to YOUR agent.  It lets your agent know what sort of properties catch your attention.
