Here are some good points on pricing. How true that if the home is not priced at least 5% under the competition, the sellers are helping the competition to get their home sold. In this market now more than ever, the PRICE IS THE POINT.

When discussing a list price with sellers, two of my favorite scripts are as follows:

 

 

#1 There is a local furniture commercial that prides themselves with having the lowest priced furniture in the area. At the end of the commercial the owner of the furniture store has his young daugher state that at Price Point Furniture, "The Price IS the Point!" Enough said.

#2 I also like to remind Mr. & Mrs. Seller that they are in a Price War and A Beauty Pageant. This always gets their attention on to what is needed to win both. If the house isn't priced at least 5% below other homes in their area, and if it isn't staged like a model home they will only be helping to sell their competition.

I agree - we use a model we developed called the selling zone - this has us pricing homes in the lower 25% or lower quartile. I've stopped taking listings unless they will price their home in this zone.

I agree ~ Sellers have to beat the price war and the beauty contest to be competative in this market.
