OK, so this is my first attempt at entering the new world!
With the digital age over taking us by storm, it has become easier and easier to make superb home listing presentations. I have started using ePropertySites, ( www.bestmortgagesforyou.com ) for some of the Realtors I am working with, and i must say some of the pictures used to show a home are terrible. As a loan originator most folks would wonder how i may have a clue in "staging" a home. Well in a past life I sold furniture and did interior decorating as well. i also had my own landscaping business when I was young. Ooooh that's been awhile!
Take lots of pictures!!! With a digital camera you don't have to worry about the cost of taking too many pictures. Try different angles and notice where the sun comes up and sets based on where the home sits. Are there any skylights in the home? Try and get a picture showing how they help fill a room with light. And for CRYIN OUT LOUD, clean up and make it look somewhat organized. I am amazed how many laundry baskets make it into a picture, even a home buyer that is not neat appreciates seeing a clean and tidy home. Put things out of sight, even if you have to move it to another room temporarily, clutter does not do a room justice. If it is a smaller home, it's just going to look smaller when it is cluttered. If it's a larger more luxurious home, don't be afraid to move something around if it will present the room better.
Framing your shots It is crucial to be aware of what is in your picture and how it looks and what is it showing. Pictures for the sake of pictures does not always help in your presentation.
High Definition Pictures Using a good high definition
camera will allow you much greater detail and also better colors. Also if your pictures are being used in a virtual tour they can be increased in size with less distortion. A small "pocket size" camera will produce small pictures and when blown up will look not so good.
Perhaps this is not your strenth Your listings and how they are presented say alot about you and how you plan on letting your clients know what you can do for them and DO IT BETTER ! than anyone else. Don't hesitate to bring someone in that can take care of that for you. Maybe an amateur photographer in you area may be interested in taking part in your presentations. Try your local high school, they often times will have photography clubs. For a few bucks they might be able to do this for you and often will have 'better equipment" and at the same time complete their next class assignment while helping you.
There are many ways to show a home and make it look good for any potential buyers and at the same time instill in your clients that you do care about them and their property even in a more difficult market.
