Talking to Realtors about Staging

In my last blog about teaching/informing/instructing Realtors about staging I had a comment at the end which I was not sure I should have put in the presentation but I just had to put it in and emphasize at the end .  Part of the presentation involved the teamwork necessary between the Realtor, the Stager and the homeowner and the importance of the position of each in the selling process.  I outlined the turf issues which can cause trouble if not understood and addressed in advance.  Everything in the real estate biz is about relationships, everything.

 

The comment was that there were several points of contention between Realtors and Stagers (at least in my case) that I felt I had to address.

1.  The first point was that when a client mentions staging to the Realtor, or when the client has found a stager online and informs the "you can do that yourself, you don't need a stager."  I told them that that was tantamount to me telling the customer, "Oh, you can sell this house yourself after we stage it, you don't need a Realtor."  I was straight on and very direct about this issue.

2.  The second  point was in the form of a question, which was "How do you think stagers might feel if the Realtor moved, or changed any of the staging?"  There was laughter and I said, "If it is one of my  stagings, you don't want to go there."  Then they laughed again so we kept it very light.  But it was noted.

3.  The third point was about photos on the MLS.  I asked them if they had  looked through some of the shots on the MLS and if they had seen some of the disasterous photos.  This was to drive home the point that the staging needed to take place BEFORE any photo stills, home shows or virtual tours were done.  It does little good to do a staging AFTER the house is listed, and may have been seen either on the mls or in person. That viewing may be the only one you get with that client, who is afer all motivated, or they would not have been looking in the first place.  They got it.

4.  The fourth point was that Stagers are professionals just like Realtors and , in most cases, the Realtor would no more stage than the Stager would give real  estate  advice.  Several of the Realtors asked me what program they should take if they wanted to become staging Realtors.  I told them about the ones I knew and which ones were most comprehensive without recommending a specific one.

 I will incorporate some of the material from my class in the DVD I will be doing in the near future thanks to one of the class members who suggested it.

One thing I highly recommend is that stagers do teaching as well as promotional presentations because I find that each time I do one I learn a lot of new things about staging in the real world.  I get a lot more than I give even if I don't get paid for doing them.

I must've mentioned ACTIVE RAIN until the class got it that this was a very valuable resource for all the questions they could come up with in a lifetime of real estate.  I have it in my power point, I have it on my website, I have it in my promotional materials and I spelled it out for the class and they all wrote it down.

Brian, I am not sure why any Realtor would post some of the photos they do on the mls .  Some of the photos around this area look like a tornado came through.  I just don't get why in the world when the market is so iffy, they would post substandard photos, but they do!

Carol, I absolutely agree with you! Most people don't understand the importance of MINOR things like -focal points and how if not done properly the staging will be just the rearranging of furniture (in a way that wouldn't help to achieve our mutual goal - getting the home sold). As always....good points at the closing of your presentation.  Because staging is still new to many people, it is important to teach others HOW to work together and thus, present the general boundaries.  Mutual respect is important and as far as the photos go, in my experience, there are many listings here which have not been staged and not sold either.  They THEN call me for staging....and of course, we re-do the photos at that point.  Expecting that all realtors will stage before a listing is not realistic at this juncture....with time, that will change but it is a wide-open market and we are here to help and educate all.  Thanks-Kathleen

Great post Carol,

I spend just as much time staging my listings as I do marketing them, and I think that my staging hat is every bit as important as my Realtor hat; sometimes it even more important to the sale of the home.

Since I'm no spring chicken myself, I can safely say, that I think It's the dinosaurs in our business who are resisting staging. The younger agents seem to get it. All I can say to the agents who are in denial about the value of staging, you know what happened to the dinosaurs.

Thanks for the reminder Carol that we are all professionals...... be it real estate agents, or Stagers/ReDesigners. As noted in one of the replies above..... I'm always amazed at some of the pictures in the promotion of some listings; wether it is MLS or open houses etc.. If the RE agent took an OBJECTIVE look at whet they were promoting, they would get stagers involved on a more frequent basis..... and they wouldn't utter that magic phrase...."I wonder why it isn't selling".

I agree with all that you mentioned in your post. Most people have no idea how important attention to detail is. I have seen some photo's that makes you wonder if the realtor had any idea of what they were looking at, or if they were just pointing the camera and snapping the pictures. I respect the fact that you took the time to educate these people on the different positions that each person plays when selling a home, and how teamwork is essential to a profitable sale. Keep up the great work, and hopefully they will all get it at some point.

Carol: I am working to teach my REA and sellers that real estate is like putting on a wedding. You could just show up and walk down the aisle but it is the attention to detail that makes the ceremony memorable. Great post!

Hi Carol,

Your points are very well stated.  Another comment that I try to mention when talking to Real Estate Managers or Borkers is how one of the aspects of our jobs as Professonal stagers is to partner with the agents to compliment thier services and while I am not a Professional Real Estate Agent and that is not my area of expertise the agent needs to do what they are trained and skilled to do while my responsibility (due to skill and training) is to be the Professional stager.

I have found that sometimes this example sits well with the agent and sometimes it doesn't. 

I think educaton, communication and respect for both the Real Estate Industry and Staging Industry will enable both professions to work more effecitively together.
