I have a buyer that is interested in a property listed by a "Faketor" (that's what I call these local discount companies that do nothing more than list a property and dilute our mls).
In the showing instructions it says "Contact Stanley HomeSeller directly at 1-800-THIS-SELLER-IS-AT-A-DISADVANTAGE-BECAUSE-NOBODY-REALLY-REPRESENTS-HIM"
Okay, I made up the phone number but you know what I mean!
Stanley: Hello?
Jared: Hi Stanley, this is Jared Christiansen with RE/MAX Home Connection here in Fort Wayne, Indiana. I have a buyer that may be interested in your home and would like to view it.
Stanley: (Pause for 10 seconds) Um... who is this?
I repeat myself but a little bit slower this time.
Stanley: Um. Okay. What is your buyers name and are they preapproved?
Jared: Yes Stanley, they are preapproved with Larry the Lender and are qualified to purchase your home.
Stanley: Okay. Um. (I'm not kidding, he really said um 400 times) Well, I would like them to talk to my representative.
Jared: You don't have a representitive. You paid Franky the Faketor $300 to list your house on the mls for maximum exposure, but he really doesn't represent you. (I didn't call him Franky the Faketor FYI)
Stanley: Yes I do. Her name is Martha the Mortgage Lady and she said that she can help any buyer that needs a loan. I would like your buyers to talk to her.
Jared: Why would my buyers talk to her? They are already preapproved with Larry the Lender.
Stanley: Um. Well, she said she can help any buyers that need a loan.
Jared: (Getting irritated now) Stanley, listen to what I am saying. (then I did that repeating trick again. You know, the one when I talked slower)
Stanley: OH! Okay, I understand. Well, we can't show it tonight (it's already after 6:30 pm here) but call me back tomorrow and we can figure out a time.
Jared: How does Thursday at 4:00 pm sound?
Stanley: Okay, that works. Who are you with again?
I'm certainly not trying to make fun of Stanley here (well maybe a little)... I get that he is trying to save money and that isn't a sin, but I believe he is in way over his head. I negotiate every day. This guy can't even carry on a conversation let alone represent himself in a real estate transaction against a professional.
That brings me to my question to you...
Discount Brokers... are they good or bad for their "Client"?
Oh, and on a side note, this post puts me over 200,000 points. I thought about putting up a giant YAY ME post and thanking people like:
