Want to Sell Your Ann Arbor Area Home?

Wanting to sell your Ann Arbor home?  When was the last time somebody looked at your house?  Have you had tons of showings and no offers?  Do you feel like there is a revolving front door with buyers walking in and out with no offers generated?

Then you have choices.  You’ve got five options:

Change your price
Make your house available
Change the condition of the property
Change your agent
Change your mind about selling your home

Yes, you don’t want to lower your price.  Who does?  Yes, as a previous home seller, we know it hurts to lower your price.  However, looking at the combination of your competition, market conditions, the number of showings you’re getting, and the strength of your agent’s marketing plan, changing your asking price may be the key to getting your home to sell. Sixteen percent of Ann Arbor homes listed sold last month. That means 83 percent of Ann Arbor home sellers failed.  You have to ask, do you really want to sell your house?  It may be time for a price change to increase your odds.

Are you allowing all showings?  Making your house available is also key.  There are not too many homes selling sight unseen.  With limited buyers, you MUST make your home available.   Agents have so many homes with easy access to show, a home that is difficult to show gets dropped from the list.

What about changing the house condition?  Sometimes, making property improvements is the ticket to getting the house to sell.  What changes would you make if you were buying that house all over again?  What is the showing agents and purchasers feedback?  Having the house staged by our team may the ticket to overcoming objections and improving to help it to sell faster.  

As far as your agent goes, when was the last time you heard from your agent?  Have you seen the pictures of your property?  Do you have summer pictures in winter? Is the MLS description still correct?  Does the agent have a guarantee to buy your home? Has the marketing plan been fully executed?  Does the agent return phone calls and emails?  Is your agent offering credible, reliable, and honest advice and feedback? Are you listening to the market feedback and data?  Has your agent shown what works best to sell a house?   If so: Has your agent been telling you all along that you need to make changes to the house and/or price?  Is it finally time to listen to your agent’s advice? 

Finally, you can decide to not sell your house.  Maybe you don’t really need to move.  Or maybe you do.  Maybe you can’t afford to sell at market value, or maybe it just hurts to sell at market value, or you don’t have enough money to bring to the closing table and are not eligible for a short sale.  Why did you want to sell your home in the first place?  Are those reasons still valid?  There’s a variety of reasons why selling your house right now may not be the best time.  What’s the best choice for you?

These are choices over which a Seller has absolute control. Blaming your house not selling on the Ann Arbor real estate market is an option, but will that get your home sold?  The state of the market and econmic climate is out of our control.  If you want to sell your home, then we need to focus on the things that we can change.
