Caravan and why I think its a good thing

Keller Williams Fayetteville, NC does Caravan.  We go directly after sales meetings.  Yes, it makes for a long morning...however there are benefits in going.   I do not miss Caravan unless I am with clients.  I feel its that important to my business.  I learn values, (yesterday we saw two homes that were close in price yet were very different in size & area), learn the different school system boundaries (two homes close but two different high schools), learn the area and shortcuts, and one of the most important things is hanging out with other Realtors for a while!  There were 4 agents in our car yesterday and we were able to talk about a couple of the homes we saw, and how maybe to market a couple of them differently to get them sold.  Fayetteville, NC is still a very good market, however we are seeing longer days on market for some homes.  Just a few marketing ideas can make all the difference. 

As a sellers agent, why would you not do Caravan?  We had 11 agents on caravan, and who give feedback on the home.  That's 11 Real Estate agents that are in your house viewing it.  Our office has had 3 homes sold through Caravan alone!  Two were from the same Caravan.  My sellers love knowing the agents are coming through their home and will be giving honest feedback.

I agree wholeheartedly. A caravan helps agents keep up with new inventory on the market and the feedback to sellers is quite valuable! Good points.

I like touring our inventory as well..we use to have Aware-A-Van for the board but it died a slow, painful death.   

Previewing other firms inventory is something I need to do more of

Hi Shawna, I agree, there are many benefits to caravan including spending time with collegagues, meeting new agents from other brokerages, exposing properties to agents that just might get hit between the eys when they see the new listing...its perfect for...!

Of course there are some homes that you would not want on caravan since once agents preview it they will never show it!

I go when I have the time, which is not every week, and I do make more effort to go when I have a buyer interested in a home similar to those on caravan. I agree, in person viewings are so much different from online!

My old office did them every week after our office meeting for new listings in our office....their is also a brokers caravan that different offices put on a list for viewing....very beneficial for all the reasons you mentioned...

Laura, I agree...Very effective in some cases. 

Homer, what exactly is a Aware-A-Van?  Is it the same as caravan just another name?  We have discussed doing other companies homes but it has not taken off yet.  I will pass on your Hello's to Zan when I see him!

Rene, very good point about using good judgement on some homes for caravan. 

Carol, yes, seeing a home in person is very different that seeing it online!  Pictures are sometimes not worth a million words! 

Dennis, thanks!  A broker caravan...maybe this is something to consider here in our area.  How exactly does that work?

Melissa, it definitely makes a different when taking sales calls!
